The Parcel Map for Parcel Map No. 60698, an exhibit of which is attached hereto, has been
reviewed by staff and found to be in substantial conformance with the principles and standards
required by the Unified Development Code and State Subdivision Map Act. It was approved as a
tentative parcel map by the Planning Commission on December 7, 2004. The Parcel Map
consists of approximately 10,000 square feet (0.23 acres) and is located on the north side of 14th
Street at the intersection of Chestnut Street. The map consists of two parcels. The site is not
developed and no new development is proposed at this time.
Pursuant to Section 66474.1 of the Subdivision Map Act, a legislative body shall not deny
approval of a final or parcel map if it was previously approved as a tentative map for the
proposed subdivision and if it finds the parcel map is in substantial compliance with the
previously approved tentative map.
The Parcel Map was reviewed to the satisfaction of the City Engineer and found to be in
substantial conformance with the previously approved tentative parcel map. The conditions of
approval established by the City of Santa Clarita were also met and fees have been and/or will be
paid as indicated on the attached fact sheet. Therefore, the Parcel Map is ready for City Council
approval and acceptance of the dedication.
ALTERNATIVE ACTION
Staff has not identified alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
The public street shown on the Parcel Map for Parcel Map No. 60698 will be dedicated to the
City of Santa Clarita (City). The maintenance of this street will have minimal impact on the
City's street maintenance budget. The developer shall pay Bridge and Thoroughfare, Transit, and
Quimby fees in place prior to issuance of building permits.
