SUBJECT: CANYON COUNTRY COMMUNITY CENTER LEASE
AGREEMENT

RECOMMENDED ACTION
City Council:
1. Approve a 15-month lease agreement with HWA Incorporated for the rental property known
as the Canyon Country Community Center, located at 18760-18796 Flying Tiger Drive from
February 1, 2020 to April 30, 2021, in the amount not to exceed $164,370.
2. Authorize the City Manager or designee to execute all documents, subject to City Attorney
approval.
BACKGROUND
The Canyon Country Community Center (Center) has been leased from HWA Incorporated in its
current location at 18760-18796 Flying Tiger Drive since 2012.
Since 2012, the Recreation and Community Services Division has provided year-round
programming and events at this location for youth, teens, seniors, and families. Offerings focus
on wellness, art, education, and enrichment. The Center provides an after school program,
activities for toddlers through seniors, summer camps, holiday events, family nights, and
neighborhood outreach. The location of the Center is small but programming extends beyond the
physical walls of the Center through partnerships and utilization of existing resources.
The terms of the lease agreement will commence on February 1, 2020, and expire on April 30,
2021, unless sooner terminated or further extended as provided in the lease agreement at the
monthly rent of $10,958. The lease agreement provides the option to extend the lease month -to -
month for up to six (6) months, with a three percent rate increase, to anticipate for the
completion of the new Canyon Country Community Center.
