SUBJECT: APPROVAL OF PARCEL MAP FOR PARCEL MAP NO. 68740
(15558 IRON CANYON ROAD)

RECOMMENDED ACTION
City Council:
1. Approve Parcel Map for Parcel Map No. 68740.
2. Make findings as follows: This project is consistent with the provisions of Sections 66474
and 66474.1 of the Subdivision Map Act and should be approved.
3. Instruct the Director of Administrative Services to endorse the Special Assessment Statement
on the face of Parcel Map for Parcel Map No. 68740, which indicates all special assessments
levied by the City of Santa Clarita (City) are paid.
4. Instruct the City Clerk to endorse the City Clerk's Statement on the face of Parcel Map for
Parcel Map No. 68740, which embodies the approval of said map.
5. Instruct the City Engineer to endorse the City Engineer's Statement on the face of Parcel
Map for Parcel Map No. 68740, which provides for verification of substantial conformance
with the Tentative Parcel Map and all provisions of local ordinances and state laws
applicable at the time of approval.
BACKGROUND
The Parcel Map for Parcel Map No. 68740, an exhibit of which is attached hereto, has been
reviewed by staff and found to be in substantial conformance with the principles and standards
required by the Unified Development Code and State Subdivision Map Act. It was approved as a
tentative parcel map by the Planning Commission on October 18, 2011. The Parcel Map consists
of approximately 8.50 acres and is located at 15558 Iron Canyon Road, east of Sand Canyon

Road between Iron Canyon Road and Warm Springs Drive. The map consists of four proposed
parcels. One of the parcels contains an existing single-family home which will remain. Each of
the remaining three parcels will accommodate a future single-family home; however, no
structures are proposed at this time.
Pursuant to Section 66474.1 of the Subdivision Map Act, a legislative body shall not deny
approval of a final or parcel map if it was previously approved as a tentative map for the
proposed subdivision and if it finds the final or parcel map is in substantial compliance with the
previously approved tentative map.
The Parcel Map was reviewed to the satisfaction of the City Engineer and found to be in
substantial conformance with the previously approved tentative parcel map. The conditions of
approval established by the City were also met, and fees have been and/or will be paid as
indicated on the attached Fact Sheet. Therefore, the Parcel Map is ready for City Council
approval.
ALTERNATIVE ACTION
Staff has not identified alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. The developer shall pay
Bridge and Thoroughfare, Transit, and Quimby fees in place prior to the issuance of building
permits.

Acreage: Approximately 8.50 acres.

Use: Single-family residential.
Owner: The Exemption Trust of the Collett Family Trust, dated
December 22, 1989.
Trails/Paseos: No new trails are being dedicated to the City of Santa Clarita by
this map.
Streets: No new public streets are being dedicated to the City of Santa
Clarita by this map.
B&T Fees: The developer shall pay the applicable Bridge and Thoroughfare
(B&T) Fee(s) prior to issuance of building permits.
