SUBJECT: PARCEL MAP NO. 84315 (CARL BOYER DRIVE)

RECOMMENDED ACTION
City Council:
1. Approve Parcel Map for Parcel Map No. 84315.
2. Make findings as follows: This project is consistent with the provisions of Sections 66474
and 66474.1 of the Subdivision Map Act and should be approved.
3. Instruct the Director of Administrative Services to endorse the Special Assessment Statement
on the face of the Parcel Map for Parcel Map No. 84315, which indicates all special
assessments levied by the City of Santa Clarita are paid.
4. Instruct the City Clerk to endorse the City Clerk's Statement on the face of the Parcel Map
for Parcel Map No. 84315, which embodies the approval of said map.
5. Instruct the City Surveyor to endorse the City Surveyor's Statement on the face of the Parcel
Map for Parcel Map No. 84315, which provides for verification that the map is technically
correct.
6. Instruct the City Engineer to endorse the City Engineer's Statement on the face of the Parcel
Map for Parcel Map No. 84315, which provides for verification of substantial conformance
with the Tentative Parcel Map and all provisions of local ordinances and state laws
applicable at the time of approval.
7. Find Parcel Map for Parcel Map No. 84315 exempt from review under the California Quality
Act (CEQA) pursuant to CEQA Guideline 15061(b)(3) because the division does not include
any proposed development or construction.

BACKGROUND
Parcel Map for Parcel Map No. 84315, a location map of which is attached, has been reviewed
by City of Santa Clarita (City) staff and found to be in substantial conformance with the
principles and standards required by the Unified Development Code and State Subdivision Map
Act. Tentative Parcel Map 84315 (TPM) was approved by the Planning Commission on February
20, 2024, under Master Case MC23-188, to allow for the subdivision of one existing commercial
lot into nine commercial lots for Centre Pointe Village shopping center located at 26501 Carl
Boyer Drive. No new development or construction is proposed with this map. The proposed
Parcel Map is approximately 23.66 acres consisting of existing commercial developments on lots
numbered 1, 2, 3, 4, 8, and 9, and vacant lots on lots numbered 5, 6, and 7.
Pursuant to Section 66474.1 of the Subdivision Map Act, a legislative body shall not deny
approval of a final or parcel map if it was previously approved as a tentative map for the
proposed subdivision and if it finds the final or parcel map is in substantial compliance with the
previously approved tentative map.
The Parcel Map was reviewed to the satisfaction of the City Engineer and the City Surveyor and
found to be in substantial conformance with the previously approved TPM. The conditions of
approval established by the City were also met and fees have been paid as indicated on the
attached Fact Sheet. Therefore, this Parcel Map is ready for City Council approval.
ALTERNATIVE ACTION
Staff has not identified alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
There is no fiscal impact associated with this action.
