SUBJECT: PARCEL MAP, ACCEPTANCE/REJECTION OF IRREVOCABLE
OFFERS OF DEDICATION FOR PARCEL MAP NO. 80287
(TANNAHILL AVE.)

RECOMMENDED ACTION
City Council:
1. Approve Parcel Map for Parcel Map No. 80287.
2. Accept on behalf of the public, the offer of dedication and grant of the easements for public
use and trail purposes.
3. Reject the irrevocable offer of dedication and grant of easements for public use of the private
and future street easements and improvements.
4. Make findings as follows: This map is consistent with the provisions of Sections 66474 and
66474.1 of the Subdivision Map Act and should be approved.
5. Instruct the Director of Administrative Services to endorse the Special Assessment Statement
on the face of Parcel Map for Parcel Map No. 80287, which indicates all special assessments
levied by the City of Santa Clarita are paid.
6. Instruct the City Clerk to endorse the City Clerk's Statement on the face of Parcel Map for
Parcel Map No. 80287, which embodies the approval of said map and the acceptance and
rejection of the dedications shown thereon.
7. Instruct the City Surveyor to endorse the City Surveyor's Statement on the face of Parcel
Map for Parcel Map No. 80287, which provides for verification that the map is technically
correct.

8. Instruct the City Engineer to endorse the City Engineer's Statement on the face of Parcel
Map for Parcel Map No. 80287, which provides for verification of substantial conformance
with the Tentative Parcel Map and all provisions of local ordinances and state laws
applicable at the time of approval.
9. Find Parcel Map for Parcel Map No. 80287 exempt from review under the California
Environmental Quality Act pursuant to Guideline 15061(b)(3) because the subdivision does
not include any proposed development or construction.
BACKGROUND
The Parcel Map for Parcel Map No. 80287, a location map of which is attached hereto, has been
reviewed by staff and found to be in substantial conformance with the principles and standards
required by the Unified Development Code and State Subdivision Map Act. Tentative Parcel
Map No. 80287 was approved by the City of Santa Clarita's (City) Planning Commission on
January 16, 2024, under Master Case MC18-182. This Parcel Map for Parcel Map No. 80287 is
located south of Sultus Street, between Triumph Avenue and Tannahill Avenue. The Parcel map
consists of the subdivision of 19.86 acres of undeveloped area into four lots ranging from 4.9 to
5 acres. No development or construction is proposed at this time.
The Final Parcel Map for Parcel Map No. 80287 was reviewed to the satisfaction of the City
Engineer and found to be in substantial conformance with the previously approved tentative
parcel map. The conditions of approval adopted by the City have been met and fees have been
and/or will be paid as indicated on the attached Fact Sheet. Therefore, the Parcel Map for Parcel
No. 80287 is ready for City Council approval as is the acceptance of dedications, and rejection of
irrevocable offer of dedication described thereon.
Pursuant to Section 66474.1 of the Subdivision Map Act, a legislative body shall not deny
approval of a final or parcel map if it was previously approved as a tentative map for the
proposed subdivision and if it finds the final or parcel map is in substantial compliance with the
previously approved tentative map.
ALTERNATIVE ACTION
Staff has not identified alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
The resources required to implement the recommended action are contained within the City's
adopted Fiscal Year 2024-25 budget.

City by this map.

issuance of building permits.
The applicable Transit Fee(s) will be paid prior to issuance of building
permits.
The applicable Quimby Fee(s) will be paid prior to issuance of building
permits.
All applicable school fee(s) will be paid prior to issuance of building permits
