Approve Parcel Map for Parcel Map No. 83806. 2. Abandon the existing easement for slope purposes as shown on the location map. 3. Find Parcel Map for Parcel Map No. 83806 exempt from review under the California Environmental Quality Act pursuant to Guideline 15061(b)(3) because the subdivision does not include any proposed development or construction. 4. Make findings as follows: This project is consistent with the provisions of Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved. 5. Instruct the Director of Administrative Services to endorse the Special Assessment Statement on the face of Parcel Map for Parcel Map No. 83806, which indicates all special assessments levied by the City of Santa Clarita are paid. 6. Instruct the City Clerk to endorse the City Clerk's Statement on the face of Parcel Map for Parcel Map No. 83806, which embodies the approval of said map, and abandonment of the easement shown thereon. 7. Instruct the City Surveyor to endorse the City Surveyor's Statement on the face of Parcel Map for Parcel Map No. 83806, which provides for verification that the map is technically correct. 8. Instruct the City Engineer to endorse the City Engineer's Statement on the face of Parcel Map for Parcel Map No. 83806, which provides for verification of substantial conformance Page 1 Packet Pg. 90 O with the Tentative Parcel Map and all provisions of local ordinances and state laws applicable at the time of approval. BACKGROUND Parcel Map for Parcel Map No. 83806, a location map of which is attached, has been reviewed by City of Santa Clarita (City) staff and found to be in substantial conformance with the principles and standards required by the Unified Development Code and State Subdivision Map Act. Tentative Parcel Map 83806 was approved by the Planning Commission on September 17, 2024, under Master Case MC22-151, to allow for the subdivision of one existing residential lot located at 27027 Triumph Avenue into three residential lots. No new development or construction is proposed with this map. The proposed Parcel Map is approximately 9.63 acres. Due to the current, graded site condition, the slope easement shown on the location map is no longer required and can be abandoned. The Final Parcel Map for Parcel Map No. 83806 was reviewed to the satisfaction of the City Engineer and found to be in substantial conformance with the previously approved tentative parcel map. The conditions of approval adopted by the City have been met and fees have been and/or will be paid as indicated on the attached Fact Sheet. Therefore, the Parcel Map for Parcel No. 83806 is ready for City Council approval. Pursuant to Section 66474.1 of the Subdivision Map Act, a legislative body shall not deny approval of a final or parcel map if it was previously approved as a tentative map for the proposed subdivision and if it finds the final or parcel map is in substantial compliance with the previously approved tentative map. ALTERNATIVE ACTION Staff has not identified alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT The resources required to implement the recommended action are contained within the City's adopted Fiscal Year 2025-26 budget.
