SUBJECT: WEST OF VALLEY STREET AND 690 FEET SOUTH OF
8TH STREET (VICINITY) - PARCEL MAP NO. 20318
APPROVAL OF THE MAP AND ACCEPTANCE OF THE
OFFERS OF DEDI kTION

BACKGROUND
The Tentative Map was originally approved by the City of Santa Clarita Planning
Commission on November 21, 1989 by Resolution 89-29. Oak tree permit 89-001 was
approved concurrently.
The developer is subdividing 0.88 acres into four single family residential
lots. The conditions of approval have been met, the fees have been paid as
indicated on the Fact Sheet and the map has been checked to the satisfaction of
the City Engineer. The map is ready for the Council's approval and acceptance
of the dedications.
Part 1. Approve the map.
Part 2. Accept, on behalf of the public, the offer of dedication for streets,
the sanitary sewer system, and the easement for sanitary sewer purposes.
Part 3. Approve and accept work agreements and improvement securities required
as a condition of recordation of the map.
Part 4. Make findings as follows:
a. That this project will not violate any of the provisions of
Sections 66474, 66474.1 and 66474.6 of the Subdivision Map Act.
b. That the proposed subdivision, together with the provisions for
its design and improvement, is consistent with the general plan
required by Article 5 (commencing with Section 65300) of Chapter 3
of Division 1 of the Government Code, or any specific plan adopted
pursuant to Article 8 (commencing with Section 65450) of Chapter 3
of Division of the Government Code.
C. That the development of the property in the manner set forth on
the subject division of land will not unreasonably interfere with
the free and complete exercise of any public entity and/or public
utility rights-of-way and/or easements within the subject division
of land, pursuant to Section 66436(a)(3)(A)(i-v i) of the
Subdivision Map Act.

Part 5. Instruct the City Clerk to endorse the Certificate on the face of the
map of Parcel Map No. 20318 which embodies the approval of said map
and the acceptance of the dedications shown thereon.
