SUBJECT: NORTH CORNER OF AVENUE STANFORD AND RYE CANYON ROAD (VICINITY)
TRACT MAP NO. 48403
APPROVAL OF THE MAP AND ACCEPTANCE OF THE
OFFERS OF DEDICATION

BACKGROUND
The Tentative Map was originally approved by the City of Santa Clarita Planning
Commission on July 17, 1990 by Resolution 90-27.
The developer is subdividing 3.3 acres into two parcels and one 6.7 acre parcel
into 21 industrial condominium units. The conditions of approval have been met,
the fees have been paid as indicated on the Fact Sheet and the map has been
checked to the satisfaction of the City Engineer. The map is ready for the
Council's approval and acceptance of the dedications.
This subdivision is the first one in the Valencia Industrial Park that the
Planning Commission required the installation of sidewalks and raised,
landscaped medians. As stipulated by the Planning Commission, the developer may
install them at this time, or be included in a district which would encompass a
larger area. Improvement securities have been submitted to' satisfy this
condition.
Part 1. Approve the map.
Part 2. Accept on behalf of the public the dedication for streets and the
restriction of ingress and egress rights as offered for dedication.
Part 3. Approve and accept.work agreements and improvement securities required
as a condition of recordation of the map.
Part 4. Make findings as follows:
a. That this project will not violate any of the provisions of
Sections 66474, 66474.1 and 66474.6 of the Subdivision Map Act.
b. That the proposed subdivision, together with the provisions for
its design and improvement, is consistent with the general plan
required by Article 5 (commencing with Section 65300) of Chapter 3
of Division 1 of the Government Code, or.any specific plan adopted
pursuant to Article 8 (commencing with Section 65450) of Chapter 3
of Division of the Government Code.

C. That the development of the property in the manner set forth on
the subject division of land will not unreasonably interfere with
the free and complete exercise of any public entity and/or public
utility rights-of-way and/or easements within the subject division
of land, pursuant to Section 66436(a)(3)(A)(i-vii) of the
Subdivision Map Act.
Part 5. Instruct the City Clerk to endorse the Certificate on the face of the
map of Tract Map No. 48403 which embodies the approval of said map and
the acceptance of the dedications shown thereon.

map. Provisions have been made for granting time extensions and
collecting additional funds for improvement security. if reauired
