Harris /// �� December 10, 1991 A public hearing relating to the City's revised Unified Development Ordinance (UDO). Community Development In an effort to contact as.many property owners within the City as possible, staff mailed approximately 45,000 notices of public hearings for both the Planning Commission, and City Council hearing dates. Staff originally anticipated the Planning Commission to have finalized their review and transmitted the. document to the Council for tonight's hearing. The Planning Commission has indicated to staff that their review should be completed in January of 1992. Staff has tentatively scheduled a City Council Study Session for January 29, 1992 for the Council to receive the document and February 11, 1992.to begin the public hearings on the document. Mayor Announces Decision NOTICE OF PUBLIC HEARING AND ENVIRONMENTAL ASSESSMENT CITY OF SANTA CLARITA UNIFIED DEVELOPMENT ORDINANCE AND ZONING MAP CONSIDERATION In June, 1991 the City adopted its first General Plan. Following the adoption of the General. Plan, the City began developing a Unified Development Ordinance and citywide Zoning Map to begin implementing new General Plan policies. The Unified Development Ordinance will serve two purposes, the first being to centralize the Zoning, Subdivision, Grading and, other development -related ordinances into one development code. A second function of the Unified Development Ordinance is to implement the policies of the GeneralPlan relating to development standards. As a companion document to the Unified Development Ordinance, the Zoning Map will bring the existing zoning into conformance with the Santa Clarita General Plan land use map. The City's Unified Development Ordinance and Zoning Map may change the allowable uses and/or reduce the density allowed by the current zoning and development standards. Properties throughout the City are subject to rezoning for consistency with the adopted General Plan land use map designations and densities as required by State Planning and Zoning Law. NOTICE IS HEREBY GIVEN that public hearings on the Unified Development Ordinance and Zoning Map and associated potential environmental impacts, if any, will be conducted by the City of Santa Clarita. The City Council will considerthese programs on Tuesday, December 10, 1991 at 6:30 p.m. in the City Council Chambers located at 23920 Valencia Boulevard, Santa Clarita, 91355.. At the public hearings, property owners and interested citizens will have the opportunity to provide testimony to the City Council and the Planning Commission on the Unified Development Ordinance and Zoning Map. If you wish to challenge the adoption of the proposed Unified Development Ordinance and Zoning Map, you may be limited to raising only those issues you or someone else raised at the public hearings described in this notice, or in written correspondence delivered to the Planning Commission or City Council, at, or prior to, the public hearings. The proposed Unified Development Ordinance and environmental documentation prepared for these projects will be available for review 4:00 pm on October 15, 1991, at the City Hall in the Community Development Department, 23920 Valencia Boulevard, Suite 302, Santa Clarita, CA 91355 and at the Valencia Library, 23743 Valencia Boulevard, Santa Clarita, CA 91355. The Zoning Map will also be available for review at the City Hall.
