Medina SUBJECT: SOUTH SIDE OF SAN FERNANDO ROAD 535 FEET NORTHWEST OF MEADOWRIDGE DRIVE PARCEL MAP NO. 22643 APPROVAL OF THE MAP AND ACCEPTANCE OF THE OFFERS OF DE CATION DEPARTMENT: Public BACKGROUND The Tentative Map was originally approved by the County of Los Angeles (VTTM 40761). On February 6, 1990 the City of Santa Clarita Planning Commission granted a time extension with conditions. This project was originally approved as a 180 -unit condominium project and subsequently revised and approved by the Planning Commission as a 158 -unit apartment complex. The Commission required that a Parcel Map be filed on the project to distinguish the area devoted to open space 14.13 acres from that developed as the apartment house complex 7.36 acres. The open space area is being used for a drainage debris basin; oak tree preservation, and hillside management area. No change in the character of the open space area can be done without modification of the Conditional Use Permit. Oak Tree Permit 89-23 was approved concurrently and later modified and approved as Oak Tree Permit 90-51. The developer is subdividing. 21.49 acres into .two residential planned development parcels. The conditions of approval have been met, the fees have been paid as indicated on the Fact Sheet and the 'map has been checked to the satisfaction of the City Engineer. The map is ready for the Council's approval and acceptance of.the dedications. Part 1. Approve the map. Part 2. . Accept on behalf of the public, the easements for slope and flood control, covered storm drain and sewers, and other dedications as stated on the map. Part 3. That the development.of the property in the manner set forth on the subject division of land will not unreasonably.interfere with the free and complete exercise of any public entity and/or public utility rights-of-way and/or easements within the subject division of land; pursuant to Section 66436(a)(3)(A)(i-vii). of the Subdivision Map Act. Part 5. Instruct the City Clerk to endorse the Certificate on the face of the map of Parcel Map No. 22643 which embodies the approval of said map and the acceptance of the dedications shown thereon.
