HomeMy WebLinkAbout1991-08-13 - AGENDA REPORTS - VALENCIA BLVD PM 22011 (2)AGENDA REPORT City Manager Approval-/- Item to be presenteQ j CONSENT CALENDAR DATE: August 13, 1991 SUBJECT: NORTHEAST CORNER MAGIC MOUNTAIN PARKWAY AND VALENCIA BOULEVARD PARCEL MAP NO. 22011 - A PHASE OF TENTATIVE PARCEL MAP 17362 APPROVAL OF THE MAP AND ACCEPTANCE OF THE OFFERS OF DEDICATION DEPARTMENT: Community Development BACKGROUND The Tentative Map was originally approved by Los Angeles County Regional Planning Commission on September 2, 1987. An extension was granted by the City of Santa Clarita on September 19, 1989. The deadline on the extension was September 2, 1990. An August 31, 1990 submittal by the developer of all required material constituted a timely filing in accordance with the Map Act. Presentation of the map to the Council has been delayed because we were awaiting final flow rates from the Flood Control District for the South Fork of the Santa Clara River. The map is now ready for the Council's approval. The developer is subdividing 13.36 acres into nine commercial parcels. The conditions of approval have been met, the fees have been paid as indicated on the Fact Sheet, and the map has been checked to the satisfaction of the City Engineer. The map is ready for the Council's approval and acceptance of the dedications. RECOMMENDATION Part 1. Approve the map. Part 2. Accept, on behalf of the public, the dedications for streets, sewers, storm drains, and other dedications as stated on the map. Part 3. Approve and accept work agreements and improvement securities required as a condition of recordation of the map. Part 4; Make findings as follows: a. That this project will not violate any of the provisions of Sections 66474, 66474.1 and 66474.6 of the Subdivision Map Act. b. That the proposed subdivision, together with the provisions for its design and improvement, .is consistent with the general plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government tCode, or any specific plan adopted pursuant to Article 8 (cncin Section 65450) of Chapter 3 of item: th Parcel Map No. 22011 August 13, 1991 Page 2 c. That the development of the property in the manner set forth on the subject division of land will not unreasonably interfere with the free and complete exercise of any public entity and/or public utility rights-of-way and/or easements within the subject division of land, pursuant to Section 66436(a)(3)(A)(i-vii) of the Subdivision -Map Act. Part 5. Instruct the City Clerk to endorse the Certificate on the face of the map on Parcel Map No. 22011 which -embodies the approval of said map and the acceptance of the dedications shown thereon.
