SUBJECT: PARCEL MAP NO. 20639
APPROVAL OF THE MAP AND REJECTION OF THE OFFER OF DEDICATION
FOR PRIVATE AND FUTURE STREETS FOR RAVEN HILL ROAD AND
OAKWELL ROAD
DEPARTMENT: Community Development
This project is the subdivision of an existing 5.12 acre lot into two single-family parcels, resulting
in a net increase of one parcel. The Tentative Parcel Map was originally denied by the Planning
Commission on June 18,1991 by Resolution No. P91-19. The City Council approved the Tentative
Parcel Map on appeal by the developer on August 27, 1991 by Resolution No. 91-131.
The conditions of approval have been satisfied, the appropriate fees have been paid, and the Map
has been reviewed for technical correctness by the City Engineer. The Map is ready for Council's
approval and acceptance of the dedications.

Part 1. Approve the map.
Part 2. Accept the right to prohibit construction of residential buildings or other
structures within the areas designated as flood hazard areas on the map.
Part 3. Reject the offer of dedication for private and future streets for Raven Hili Road
and Oakwell Road.
Part 4. Make findings as follows:
a. That this project is consistent with the provisions of Sections 66474,
66474.1 and 66474.6 of the Subdivision Map Act and should be approved.
b.
Thatthe proposed subdivision, together with the provisions forthis design
and improvement, is consistent with the general plan required by Article 5
(commencing with Section 65300) of Chapter 3 of Division 1 of the
Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division of the
Government Code.

c. That the development of the property in the manner set forth on the
subject division of land will not unreasonably interfere with the free and
complete exercise of any public entity and/or public utility rights-of-way
and/or easements within the subject division of land, pursuant to
Section 66436(a)(3)(A)(i-vii) of the Subdivision Map Act.
Part 5. Instruct the City Clerk to endorse the Certificate on the face of the map of
Parcel Map No. 20639, which embodies the approval of said map and the
acceptance of the dedications shown thereon.
Part 6. Instruct the City Treasurer to endorse the Special Assessment Certificate on
the face of the map of Parcel Map No. 20639, which indicates that all special
assessments levied by the City have been paid.
