SUBJECT: TRACT MAP NO. 47785
APPROVAL OF THE MAP AND ACCEPTANCE OF THE OFFER OF DEDICATION
FOR MANDALAY ROAD EASTERLY OF SAND CANYON ROAD
DEPARTMENT: Community Development
BACKGROUND
The Tentative Tract Map was. originally approved by the Planning Commission .on
July 16, 1991 by Resolution No. P91-21.
The developer is resubdividing a portion of Tract No. 31802 and one additional
parcel into 12 single-family lots. The result of this subdivision is one
additional single-family lot. The subdivision consists of 11.88 acres. The
conditions of approval have been met, the fees have been paid as indicated on
the Fact Sheet, and -the map has been checked to the satisfaction of the City
Engineer. The map is ready for the Council's approval and acceptance of the
dedications.
Part 1. Approve the map.
Part 2. Accept on behalf of the public, the offer of dedication for the
public street and the easement for storm drain and equestrian
trail purposes.
Part 3. Make findings as follows:
a. That this project is consistent with the provisions of
Sections 66474, 66474.1 and 66474.6 of the Subdivision Map
Act and should be approved.
b. That the proposed subdivision, together with the
provisions for this design and improvement, is consistent
with the general plan required by Article 5 (commencing
with Section 65300) of Chapter: 3 of Division 1 of the
Government Code, or any specific plan adopted pursuant to
Article 8 (commencing with Section 65450) of Chapter 3 of
Division of the Government Code.

C. That the development of the property in the manner set
forth on the . subject division of land will not
unreasonably interfere with the free and complete exercise
of any public entity and/or public utility rights-of-way
and/or easements within the subject division of land,
pursuant to Section 66436(a)(3)(A)(i-vii) of the
Subdivision Map Act.
Part 4. Instruct the City Clerk to endorse the Certificate on the face
of the map of Tract Map No. 47785, which embodies the approval
of said map and the acceptance of the dedications shown thereon.
Part 5. Instruct the City Treasurer to endorse the Special Assessment
Certificate on the face of the map of Tract Map No. 47785,
which indicates that all special assessments levied by the City
have been paid.
