SUBJECT: PARCEL MAP NO. 21762
APPROVAL OF THE MAP, ACCEPTANCE OF THE OFFERS OF DEDICATION
FOR MILLIKEN DRIVE, VEHICULAR ACCESS RIGHTS TO MILLIKEN DRIVE,
THE RIGHTTO RESTRICT VEHICULAR ACCESSTO COPPER HILL DRIVE AND
SECO CANYON ROAD AND REJECT OFFER OF DEDICATION FOR FUTURE
STREET FOR COPPER HILL DRIVE

BACKGROUND
The Tentative Parcel Map was originally approved by the Planning Commission on
December 1, 1992, by Resolution No. P92-39. The offer of future street for Copper Hill Drive will be
accepted when and If Copper Hill Is widened In the future to major highway standards.
The Developer is subdividing one 20.65 acre parcel Into two parcels. One is zoned commercial
neighborhood (CN), and the other is zoned residential suburban (RS). The RS -zoned lot is the site
of the church recently approved by the Planning Commission. The Subdivision consists of 20.85
acres. The conditions of approval have been met, the fees have been paid as Indicated on the fact
sheet, and the map has been checked to the satisfaction of the City Engineer. The map is ready
for the Council's approval and acceptance of the offers of dedication.
Part 1. Approve the Map.
Part 2. Accept on behalf of the public, the offer of dedication for the public street,
vehicular access rights to Milliken Drive and the right to restrict vehicular
access to Copper Hill and Seco Canyon Road.
Part 3. Reject the offer of future street for Copper Hill Drive. By rejecting the offer,
It shall remain open and could be accepted by the City at a future date once
the road is improved to major standards.
Part 4. Make findings as follows:
a. That this project is consistent with the provisions of Sections 66474,
66474.1 and 66474.6 of the Subdivision Map Act and should be approved.

b. That the proposed subdivision, together with the provisions for this design
and Improvement, Is consistent with the General Plan required by Article 5
(commencing with Section 65300) of Chapter 3 of Division 1 of the
Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the G
c. That the development of the property in the manner set forth on the
subject division of land will not unreasonably interfere with the free and
complete exercise of any public entity and/or public utility rights-of-way
and/or easements within the subject division of land, pursuant to
Section 66436(a)(3)(A)(1-vii) of the Subdivision Map Act.
Part 5. Instruct the City Clerk to endorse the Certificate on the face of the map of
Parcel Map No. 21762, which embodies the approval of said mapand
acceptance of the dedication shown thereon.
Part 6. Instruct the City Treasurer to endorse the Special Assessment Certificate on
the face of the map of Parcel Map No. 21762, which Indicates that all special
assessments levied by the City have been paid.
