SUBJECT: PARCEL MAP NO. 22271
APPROVAL OF THE MAP AND ACCEPTANCE OF THE OFFER OF DEDICATION
TO PROHIBIT FURTHER SUBDIVISION
PARCEL MAP LOCATION: WAYMAN STREET AND BRECKENRIDGE PLACE
DEPARTMENT: Community Development
BACKGROUND
This project Is the subdivision of an existing 3.37 -acre lot Into three (3) residential parcels. The
tentative parcel map was tentatively approved by the Planning Commission on May 19, 1992 by
Resolution No. 92-19.
The conditions of approval have been satisfied, the appropriate fees have been paid, and the Map
has been reviewed for technical correctness by the City Engineer. The Map Is ready for Council's
approval and acceptance of the dedication.
RECOMMENDATIONS
Part 1. Approve the Map.
Part 2. Accept the offer of dedication to prohibit further subdivision.
Part 3. Make findings as follows:
a. That this project is consistent with the provisions of Sections 66474,
66474.1 and 66474.6 of the Subdivision Map Act and should be approved.
b. That the proposed subdivision, togetherwiththe provisions forthisdesign
and improvement, is consistent with the General Plan required by Article 5
(commencing with Section 65300) of Chapter 3 of Division 1 of the.
Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the
Government Code.

c. That the development of the property in the manner set forth on the
subject division of land will not unreasonably Interfere with the free and
complete exercise of any public entity and/or public utility rights-of-way
and/or easements within the subject division of land, pursuant to
Section 66436(a)(3)(A)(1-vii) of the Subdivision Map Act.
Part 4. Instruct the City Clerk to endorse the Certificate on the face of the map of
Parcel. Map No. 22271, which embodies the approval of said map and
acceptance of the dedication shown thereon.
Part 5. Instruct the City Treasurer to endorse the Special Assessment Certificate on
the face of the map of Parcel Map No. 22271, which indicates that all special
assessments levied by the City have been paid.
Part 6. Accept the offer of dedication of Breckenridge Place, future street, formerly
known as Humble Drive within Lots 10 and 11, as shown on Tract Map
No. 30276, filed In Book 839, Pages 3 and 4, of Maps for public road and
highway purposes pursuant to Division 2, Chapter 4, Article 3, Section 66477.2
of the Subdivision Map Act. -
Part 7. Instruct the City Clerk to record In the office of the County Recorder the
acceptance described in Part 6.
Part 8. Approve License Agreement No. 93-01, authorize Mayor to execute the
agreement.
