SUBJECT: An appeal of the Planning Commission's denial of Master Case 92-146
(Tentative Tract Map 51514 and Conditional Use Permit 93-006) to allow for the
subdivision of a 2.2 acre parcel into 16 condominium units. The conditional
use permit request Is to allow for the development of hillside slopes that
exceed 25%. The project site is located at 17928 Scherzinger Lane.

BACKGROUND
The Item was heard by the Planning Commission on October 5, 1993. At this meeting, the
Commission denied the above referenced project citing concerns with hillside development, project
density, and circulation. The applicant subsequently appealed the Commission's decision.
On February 16, 1994, the applicant submitted a letter to the City requesting a continuance of the
project. The applicant is indicating that the continuance Is necessary to allow for additional time
to resolve certain Issues associated with the project. Complete noticing requirements have not
been fufilled, due to the applicant's failure to provide mailing labels to staff prior to the deadline.
The City Council has adopted a policy allowing for the granting of one continuance of a project.
Staff recommends that the City Council:
Continue the item, directing staff to notice the item for the April 26, 1994, City Council
meeting.

NO. 51514. THE LOCATION IS 17928 SCHERZINGER LANE IN THE CITY OF
SANTA CLARITA, CALIFORNIA. THE APPLICANT IS ACE CIVIL
ENGINEERING.
PUBLIC NOTICE IS HEREBY GIVEN:
A Public Hearing will he held before the City Council of the City
of Santa Clarita regarding an appeal of Master Case No. 92-146,
Conditional Use Permit No. 93-006, Tentative Tract Map No. 51514.
The location is 17928 Scherzinger Lane in the City of Santa
Clarita, California. The proposal includes a tentative tract map
to allow for the subdivision of a 2.2 acre parcel into 16
condominium units, and a conditional use permit to allow for
development of slopes that exceed 25%. The property is zoned
Residential Moderate. The applicant is Ace Civil Engineering.
The hearing will be held by the City Council of Santa Clarita on
March 8, 1994,at or after 6:30 p.m., at the William S. Hart School
District Administration Building Board Room at 21515 Redview Drive,
Santa Clarita, California, 91350.
Proponents, opponents, and any interested persons may appear and be
heard on this matter at that time. Further information may be
