SUBJECT: PARCEL MAP NO. 23349
APPROVAL OF THE MAP, ACCEPTANCE OF THE OFFERS OF DEDICATION
FOR CHAMPIONSHIP WAY, MAGIC MOUNTAIN PARKWAY AND TOURNEY
ROAD. ACCEPTANCE OF VEHICULAR ACCESS RIGHTS TO CHAMPIONSHIP
WAY, MAGIC MOUNTAIN PARKWAY AND TOURNEY ROAD.

BACKGROUND
The Tentative Parcel Map was originally approved by the Planning Commission on January 5, 1993,
by Resolution No. P93-01. The offers of street dedication for Championship Way, Magic Mountain
Parkway and Tourney Road were originally accepted on Parcel Map 16050 and Tract 43742. Parcel
Map No. 23349 seeks to realign Championship Way and Tourney Road for better circulation and
connection with Magic Mountain Parkway.
The Developer Is re -subdividing eight parcels from the original two maps into nine parcels
consisting of 30.4 acres. The property is zoned a mixture of Business Park (BP) and
Visitor-Serving\Resort (VSR). One of the lots currently houses petroleum storage facilities. The
majority of the lots will eventually be used as sites in the Valencia Corporate Center. The
conditions of approval have been met, the fees have been paid as indicated on the fact sheet, and
the map has been checked to the satisfaction of the City Engineer. The map is ready for the
Council's approval and acceptance of the offers of dedication.
RECOMMENDATIONS
Part 1. Approve the Map.
Part 2. Accept on behalf of the public, the offer of dedication for the public street,
the right to restrict vehicular access to Championship Way, Magic Mountain
Parkway, and Tourney Road.
Part 3. Make findings as follows:
a. That this project is consistent with the provisions of Sections 66474,
66474.1 and 66474.6 of the Subdivision Map Act and should be approved.

b. Thatthe proposed subdivision, together with the provisions forthis design
and Improvement, is consistent with the General Plan required by Article 5
(commencing with Section 65300) of Chapter 3 of Division 1 of the
Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the
Government Code.
c. That the development of the property in the manner set forth on the
subject division of land will not unreasonably interfere with the free and
complete exercise of any public entity and/or public utility rights-of-way
and/or easements within the subject division of land, pursuant to
Section 66436(a)(3)(A)(i-vii) of the Subdivision Map Acta
Part 4. Instruct the City Clerk to endorse the Certificate on the face of the map of
Parcel Map No. 23349, which embodies the approval of said map and
acceptance of the dedication shown thereon.
Part 5. Instruct the City Treasurer to endorse the Special Assessment Certificate on
the face of the map of Parcel Map No. 23349, which indicates that all special
assessments levied by the City have been paid.
