SUBJECT. TRACT MAP NO. 48108 - APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION
DEPARTMENT: Building and Engineering Services
The Tentative Tract Map No. 48108 was approved by the Planning -Commission on
February 20, 1996, by Resolution P-89-020. The property is located on the northeast side of Via
Princessa and May Way.
The property consists of 52.47 acres and is being subdivided into 161 lots. The property will be
used for single-family residential units. Tract 45979-01 is the first phase of the Tentative Tract
and records 6 of the ultimate 16 approved lots. The map has been checked to the satisfaction
of the City Engineer.
The City Council 1) approve the map; 2) accept on behalf of the public the offers of dedication
for the public streets, the easement for sewer purposes, the public sewer, and all building and
access restriction rights; 3) make findings as follows: (a) that this project is consistent with the
provisions of Section 66474, 66474.1, and 66474.6 of the Subdivision Map Act and should be
approved, (b) that this proposed subdivision; together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing with
Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted
pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the
Government Code; 4) instruct the City Treasurer to endorse the Special Assessment Certificate
on the face of the map for Tract Map No. 48108, which indicates that all special assessments
levied by the City have been paid; and 5) instruct the City Clerk to endorse the Certificate on
the face of Tract Map No. 48108, which embodies the approval of said map and the acceptance
of the dedications shown thereon.

S. Hart Union High School District.
