SUBJECT: PARCEL MAP 22141 - APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

The tentative Parcel Map No. 22141 was approved by the Planning Commission on April 7, 1992.
The property is located west of Sand Canyon Road between Valley Ranch Road and Warmuth Road.
The property consists of 8.13 acres and is being subdivided into four parcels. The property will be
used for single family residences. The conditions set by the Planning Commission have been met, and
fees have been paid as indicated on the fact sheet. The map has been checked to the satisfaction of
the City Engineer.

Staff recommends that the City Council 1) approve the map; 2) accept on behalf of the public the
offers of dedication for the public street, and all building and access restriction rights; 3) make
findings as follows: (a) that this project is consistent with the provisions of Sections 66474,
66474.1 and 66474.6 of the Subdivision Map Act and should be approved, (b) that this proposed
subdivision, together with the provisions for this design and improvement, is consistent with
the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of
Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 4) instruct
the City Treasurer to endorse the Special Assessment Certificate on the face of the map for
Parcel Map No. 22141, which indicates that all special assessments levied by the City have been
paid; and 5) instruct the City Clerk to endorse the Certificate on the face of Parcel Map
No. 22141, which embodies the approval of said map and the acceptance of the dedications
shown thereon.
