HomeMy WebLinkAbout1996-02-27 - AGENDA REPORTS - TM 45979 01 ACCEPT DEDICATE (2)AGENDA REPORT CONSENT CALENDAR DATE: February 27, 1996 City Manager Approv4 Item to be presented Bahman Janka SUBJECT: TRACT MAP NO, 45979-01- APPROVAL OF THE FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Building and Engineering Services BACKGROUND The Tentative Tract Map No. 45979 was approved by the Planning Commission on March 6, 1990, by Resolution P90-11: The property is located on the northeast side of Alderbrook Drive at Pinksand Road. The property consists of 10.00 acres and is being subdivided into 16 lots. The property will be used for single-family residential units. Tract 45979-01 is the first phase of the Tentative Tract and records 6 of the -ultimate 16 approved lots. The conditions set by the Planning Commission have been met, and fees have been paid as indicated on the fact sheet. The map has been checked to the satisfaction of the City Engineer. RECOMMENDATIONS Part 1. Approve the map. Part 2. Accept on behalf of the public the offers of dedication for the public streets, the easement for sewer purposes, the public sewer, and all building and access restriction rights. Part 3. Make findings as follows: a. That this project is consistent with the provisions of Section 66474, 66474, 1, and 66474.6 of the Subdivision Map Act and should be approved. b. That this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code. Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Tract Map No. 45979-01, which indicates that all special assessments levied by the City have been paid. Part 5. Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 45979-01, which embodies the approval of said map and the acceptance of the dedications shown thereon.
