Cushman SUBJECT: TRACT MAP NO. 44821 - APPROVAL OF THE FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation and Engineering Services Tentative Tract Map No. 44821 was approved by the Los Angeles County Regional Planning Commission on September 9, 1992. The project is known as "Cheyenne," and is being developed by E.P.A.C. Homes. The property is located on Newhall Ranch Road adjacent to the "Montana" project east of Hillsborough Parkway. The Cheyenne project is being constructed by the same developer as the adjacent project and when complete will be similar in appearance. The project consists of 21.47 acres and is being subdivided into five parcels. The property is zoned CTC (Commercial Town Center) and will be the site of 166 new attached residential townhomes. The project is being completed under conditions of approval issued by Los Angeles County under a portion of the "Northbridge" annexation agreement. The conditions set by the Regional Planning Commission have been met, and fees have been paid as indicated on the fact sheet. The map has been checked to the satisfaction of the City Engineer. J1JXk1JMhHDk11•_ •� City Council: 1) Approve the map; 2) accept, on behalf of the public, the offers of dedication for the public streets, the easements for sewer and storm drain purposes, the public sewer, and all building and access restriction rights; 3) make findings as follows: (a) that this project is consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the Subdivision Map Act and should be approved, (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division .1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 4) instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Tract Map No. 44821, which indicates that all special assessments levied by the City have been paid; and 5) instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 44821, which embodies the approval of said map and the acceptance of the dedications shown thereon. Project Size: Five parcels on 21.47 acres. Developer's Name: E.P.A.C, Homes. Quimby Fees: The total Parks obligation for the project is $153,900.00. This fee has been paid. Road Improvements: Complete frontage improvements along Newhall Ranch Road. Road Fees: The total bridge and thoroughfare fees for this project is $531,200.00. This fee has been paid.
