Cushman CONSENT CALENDAR DATE: May 27,1997 SUBJECT: PARCEL MAP 20795 - APPROVAL OF THE FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Building and Engineering Services The tentative Parcel Map No. 20795 was approved by the Planning Commission on February 20, 1990, along with the accompanying Conditional Use Permit 89-002, as the parent map for the Valencia Town Center project. This map represents the final phase of that. approval. The property is located west of McBean Parkway between Valencia Boulevard and Magic Mountain Parkway. The property consists of 38.83 acres and is being subdivided into five parcels. The property is zoned commercial and will be the site of the new Hotel/Conference Center and the Spectrum Club, currently under construction. The conditions set by the Planning Commission have been met, and fees have been paid as indicated on the fact sheet. The map has been checked to. the satisfaction of the City Engineer. The City Council 1) approve the map; 2) accept on behalf of the public the offers of dedication for the public streets, the easements for sewer and storm drain purposes, the public sewer, and all building and access restriction rights; 3) make findings as follows: (a) that this project is consistent with the provisions of Sections 66474, 66474.1 and 66474.6 of the Subdivision Map Act and should be approved, (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 4) instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Parcel Map No: 20795, which indicates that all special assessments levied by the City have been paid; and 5) instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 20795, which embodies the approval of said map and the acceptance of the dedications shown thereon.
