SUBJECT: TRACT MAP NO. 45148 - APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION
DEPARTMENT: Building and Engineering Services
Tentative Tract Map No. 45148 was approved by the Planning Commission on July 17, 1990. The
property is located on the southeast corner of Comet Way and Sand Canyon Road, as shown on
Exhibit "A." The property owner/developer is Tina Bow. The property consists of 17.1 acres and
is being subdivided into ten residential parcels. The recordation of this map will legally divide
the property into individual parcels so that they may be sold separately.
The property is zoned Al -1 (Light Agricultural - 1. acre required). The conditions set by the
Planning Commission have been met, and all fees were paid as indicated on the fact sheet. The
map has been checked to the satisfaction of the City Engineer.
The City Council 1) Approve the map; 2) accept on behalf of the public the offers of dedication for
the public streets, Comet Way and Sand Canyon Road, the easements for sewer, the public
sewer, and all building and access restriction rights; 3) make findings as follows: (a) that this
project is consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the
Subdivision Map Act and should be approved, (b) that this proposed subdivision, together with
the provisions for this design and improvement, is consistent with the General Plan required by
Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code,
or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3
of Division 1 of the Government Code; 4) instruct the City Treasurer to endorse the Special
Assessment Certificate on the face of the map for Tract Map No. 45148, which indicates that all
special assessments levied by the City have been paid; and 5) instruct the City Clerk to endorse
the Certificate on the face of Tract Map No. 45148, which embodies the approval of said map and
the acceptance of the dedications shown thereon.

Parcel Map Location: Southeast corner of Comet Way and Sand Canyon Road
Project Size: Ten parcels on 17.1 acres
Developer's Name: Tina Bow
Road Improvements: Modifications to the intersection of Comet Way and Sand Canyon
Road to provide for a right turn pocket from northerly Sand Canyon
Road to Comet Way, and curb, gutter, and sidewalk on the east side
of Sand Canyon Road along the project frontage.
Road Fees: The total road fees for this tract were $57,350. This includes Bridge
and Thoroughfare fees and an assessment from the Soledad Canyon
Road integrated financing assessment district.
School Fees: Will be paid at the time that building permits are issued.
Parks Fees: At the time of approval, parcels one acre or greater were not required
to pay Quimby Fees.
