SUBJECT: TRACT MAP NO. 52206 - APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION
DEPARTMENT: Building and Engineering Services
Tentative Tract Map No. 52206 was approved by the Planning Commission on September 17,
1996, as Master Case No. 96-114 and Conditional Use Permit No. 96-009. The project was
formerly known as "The Fairways," but has been renamed "Avignon." The property is located
on Magic Mountain Parkway adjacent to the Valencia Country Club Golf Course between
McBean Parkway and the freeway.
The project consists of 10.02 acres and is being subdivided into five parcels. The property is
zoned CTC (Commercial Town Center) and will be the site of 76.new attached residential
townhomes. The project is adjacent to the new Hotel/Conference Center and Spectrum Club,
currently under construction. The conditions set by the Planning Commission have been met,
and fees have been paid as indicated on the fact sheet. The map has been checked to the
satisfaction of the City Engineer. The developer/builder is E.P.A.C. Homes.

City Council: 1) approve the map; 2) accept, on behalf of the public, the offers of dedication for
the public streets, the easements for sewer and storm drain purposes, the public sewer, and all
building and access restriction rights; 3) make findings as follows:' (a) that this project is
consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the Subdivision Map
Act and should be approved, (b) that this proposed subdivision, together with the provisions for
this design and improvement, is consistent with the General Plan required by Article 5
(commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any
specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of
Division 1 of the Government Code; 4) instruct the City Treasurer to endorse the Special
Assessment Certificate on the face of the map for Tract Map No. 52206, which indicates that
all special assessments levied by the City have been paid; and 5) instruct the City Clerk to
endorse the Certificate on the face of Tract Map No. 52206, which embodies the approval of said
map and the acceptance of the dedications shown thereon.
