SUBJECT: TENTATIVE TRACT NO. 49426, APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION
DEPARTMENT: Transportation and Engineering Services
1) City Council approve the map; 2) accept the offers of dedication; 3) make the required
findings; 4) instruct the City Treasurer to endorse the Special Assessment Certificate; and
5) instruct the City Clerk to endorse the Certificate indicating approval and acceptance of
dedications.
Tentative Tract No. 49426 was approved by the Planning Commission under Conditional Use
Permit (CUP) 90-022 and Zone Change 90-004 on December 4, 1990. It consists of one 7.7 -acre
lot for condominium purposes. The project was approved for 24 multi -family condominium
units in four "two-plexes" and four "four-plexes." The owner and developer of the property is
James C. Rodgers of Monteverde Development Corporation.
ALTERNATIVE ACTIONS
Section 66458 of the Subdivision Map Act states that the legislative body shall approve the map
if it conforms to the requirements placed on it. This particular map will expire if not approved
by December 5, 1997, and no further extensions remain to continue the "life" of the project.

The applicant has paid all of the development -related fees listed on the attached "fact sheet."
No significant additional fiscal impacts are anticipated due to the small nature of the
development.

Tract Map Location: Bounded on the east by Oak Spring Canyon Road, the north and
west by vacant hillside property, and the south by an existing
residential condominium complex.
Project Size: One condominium lot of 7.7 acres.
Developer's Name: James Rodgers, Monteverde Development Corporation.
Quimby Fees: The total Parks obligation for the project is $21,982.00. This fee
has been paid.
Road Improvements: Completion of frontage improvements along Oak Spring Canyon
Road including sidewalk, street trees, and street lights.
Road Fees: The total bridge and thoroughfare fee for this project is $80,352.00.
This fee has been paid.
Supplemental fee: The applicant's obligation to the Soledad integrated financing
district for the improvement of Soledad Canyon Road from Sand
Canyon to the City limits was paid in the amount of $27,168.00.
School Fees: To be paid at building permit issuance per approved agreements
with the William S. Hart Union High School District and the
Sulphur Springs Union School District.
Transit Impact Fees: $200.00 per unit for a total of $4,800.00. This fee has been paid.
