informally discuss and better understand major issues currently before the City.

Item 1 STATUS OF NORTH VALENCIA PROJECT PROCESSING - The
7:00 - 7:30 p.m. Valencia Company is presently making revisions to the Specific Plan and
tentative tract map based on City staff comments. The Environmental
Impact Report for this project is nearing completion. The Specific Plan,
tentative tract map and the draft EIR should be ready for public review
in mid-June. RECOMMENDED ACTION. Receive staff presentation
and direct staff to implement the processing schedule for the Planning
Commission.
Item 2 STANDARD MANAGEMENT PROCEDURE RELATED TO
7:30 - 8:00 p.m. AFFORDABLE SENIOR HOUSING PROJECTS - The purpose of the
standard management procedure policy is to implement the City's
General Plan and to establish guidelines for implementing the
development incentives, as provided for in the Unified Development Code
(Section 17.17.070) for. senior, very low, and low income housing.
RECOMMENDED ACTION: Re -visit the current standard management
procedure for appropriateness and provide specific direction regarding the
City's involvement in a pass-through bond issuance, and regarding
development fee waivers, for low income senior housing projects.

Item 3 LANDFILI✓SOLID WASTE ISSUES: UCLA REPORT UPDATE
8:00 - 8:30 p.m. AND COUNTY SITING ELEMENT - To keep the City Council and the
general public informed on these issues, the City Manager presents a
status report monthly to the Council. Additionally, other information is
submitted for Council consideration as needed. RECOMMENDED
ACTION: Receive and discuss update information on both topics. With
regard to the Siting Element, support the current staff approach; provide
discussion and guidance .on subsequent action(s); and consider any
potential new direction to staff.
