HomeMy WebLinkAbout1998-12-08 - AGENDA REPORTS - PARCEL MAP 25041 (2)CITY.OF SANTA CLARITA AGENDA REPORT CONSENT CALENDAR DATE: December 8, 1998 City Manager Approval: Item to be presented by: Brad Therrien SUBJECT: PARCEL MAP NO. 25041 - APPROVAL OF THE FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation & Engineering Services RECOMMENDED ACTION That City Council approve Parcel Map No. 25041; accept, on behalf of the public, the offers of dedication of an easement for public utilities, and make findings as follows: (a) that this project is consistent with the provisions of Sections 66474, 66474.1, 66474.6, 66499.20-1/2, and 66499.20-3/4 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and -improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, of any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Parcel Map No. 25041, which indicates that all special assessments levied by the City have been paid; and instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 25041, which embodies the approval of said map and the acceptance of the dedications shown thereon. Tentative Parcel Map No. 25041 was granted tentative approval by the Planning Commission on September 1, 1998. The property is located at the' terminus of Avenue Rockefeller at the intersection of Avenue Rockefeller and Avenue Hopkins within the City of Santa Clarita Business Park zone. The owner is Clifford Rockefeller Business Centre, LLC, a California Limited Liability Company. The property consists of 8.39 acres and is a merger and resubdivision of Parcels 1 and 2 of Parcel Map No. 19828, filed February 22, 1990, into 13 parcels corresponding to 12 office/warehouse structures and a common parcel for vehicular access, internal circulation, and easement for public utilities. This is consistent with the provisions of Section 66499.20-1/2 and 66499.20-3/4. The conditions set by the Planning Commission have been met. The map has been checked to the satisfaction of the City Engineer. This parcel map being a merger and resubdivision of an existing recorded map (Parcel Map No. 19828), all dedications have been made and necessary public improvements have been completed at the recordation of Parcel Map No. 19828 and all associated fees have been paid at that time. No new dedications for public use have been made, except for an easement for public utilities.
