SUBJECT: TRACT MAP NO. 52354 - APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
That Council approve Tract Map No. 52354; accept on behalf of the public the offers of
dedication for eight feet of land along the frontage of the tract on Sierra Highway for
right-of-way purposes, vehicular access rights on Sierra Highway, the easements for sewer
purposes and storm drain purposes; and make findings as follows: (a) that this project is
consistent with the provisions of Sections 66474, 66474. 1, and. 66474.6 of the Subdivision
Map Act and should be approved, and (b) that this proposed subdivision, together with the
provisions for this design and improvement, is consistent with the General Plan required by
Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government
Code, of any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of
Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the
Special Assessment Certificate on the face of the map for Tract Map No. 52354, which
indicates that all special assessments levied by the City have been paid; and instruct the
City Clerk to endorse the Certificate on the face of Tract Map No. 52354, which embodies
the approval of said map and the acceptance of the dedications shown thereon.
BACKGROUND
Tentative Tract Map No. 52354 was granted tentative approval by the Planning
Commission on November 18, 1997. The property is located between Sierra Highway and
Sierra Estates Drive, on the west side of Friendly Valley Parkway. The owner is
Jenna -Santa Clarita, LLC. The property consists of 6.02 acres and is being subdivided into
12 common lots (one recreation lot, four private street lots, and seven residential lots with
39 single-family detached condominiums). The conditions set by the Planning Commission
have been met, and fees have been paid as indicated on the attached Fact Sheet. The map
has been checked to the satisfaction of the City Engineer. The map is ready for Council
approval and acceptance of the dedications.

FISCAL IMPACT
The developer is contributing the following minimum amounts for the purposes described
(refer to the attached Fact Sheet for details):
Bridge and Thoroughfare Fees $174,720.00
Transit Mitigation Fee 7,800.00
Quimby Fees 83,725.00

Tract Map Location: Southwest corner of Sierra Highway, north of Sierra Estates
Drive.
Acreage: 6.02 acres.
Number. of Lots: 12 common lots to include one recreation lot, four private street
lots, and seven residential lots with 39 single-family detached
condominiums.
Developer: Jenna -Santa Clarita, LLC.
Transit. Mitigation Fee: $7,800.00 paid.
Road Fees: Bridge and Thoroughfare fees in the amount of $174,720.00 paid.
Road Improvements: Construct eight -foot sidewalk on Sierra Highway, five-foot
sidewalk on Friendly Valley Parkway and Sierra Estates Drive,
median landscaping along the tract frontage on Sierra Highway,
and widen the end of Sierra Estates Drive to meet City standards
for a residential cul-de-sac.
School Fees: To be paid at building permit stage per approved development
agreement.
Special District: Landscape Maintenance District to be annexed in conjunction
with the Final Map.
Quimby Fees: Park in -lieu fee in the amount of $83,725.00 paid as a deposit.
Actual amount to be determined by Parks, Recreation &
Community Services.. The difference to be paid or refunded before
the issuance of a building permit
