SUBJECT: TENTATIVE TRACT NO. 49549, APPROVAL OF FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION
DEPARTMENT: Transportation and Engineering Services
RECOMMENDED ACTION
1) City Council approve the map; 2) accept the offers of dedication; 3) make the required
findings; 4) instruct the City Treasurer to endorse the Special Assessment Certificate; and
5) instruct the City Clerk to endorse the Certificate indicating approval and acceptance of
dedications.
BACKGROUND
Tentative Tract No. 49549 was approved by the Planning Commission under Resolution
No. P91-01 and Zone Change 90-007 on July 12, 1990. It consists of 32 acres in gross area.
The project was approved for a total of 59 lots, which consist of 55 single-family residential
lots and four open space lots. The 55 single-family residential lots are approved for 6,000
square feet minimum lot size. The owner and developer of the property is Via Princessa
L.L.C., a Delaware Limited Liability Company.
ALTERNATIVE ACTIONS
Section 66458 of the Subdivision Map Act states that the legislative body shall approve the
map if it conforms to the requirements placed on it. This particular map will expire if not
approved by March 1, 1998, and no further extensions remain to continue the "life" of the
project.
FISCAL IMPACT
The applicant has paid all of the development -related fees listed on the attached "fact
sheet." No significant additional fiscal impacts are anticipated.

FACT SHEET
Tract Map Location: Bounded on the east by vacant hillside property, the north and
west by Tract No. 44359, and the south by Via Princessa.
Project Size: 59 lot subdivision, 55 single-family homes and four open space
lots.
Developer's Name: Newcomb Partners I, a California General Partnership.
Quimby Fees: The total Parks obligation for the project is $118,000.00. This
fee has been paid.
Road Improvements: Completion of frontage improvements along Via Princessa,
including sidewalk, street trees, street lights, and construction
of several interior streets.
Road Fees: The total Bridge and Thoroughfare fee for this project is
$308,000.00. This fee has been paid.
School Fees: To be paid at building permit issuance per approved
agreements with the William S. Hart Union High School
District and the Sulphur Springs Union School District.
Transit Impact Fees:
