SUBJECT: PARCEL MAP NO. 20838-01 — APPROVAL OF THE PARCEL MAP
AND ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
City Council approve Parcel Map No. 20838-01; accept on behalf of the public the offers of
dedication for public streets, easements for storm drain purposes, pedestrian trails, and the
right to restrict direct vehicular access to streets as shown on the map; make findings as
follows: (a) that this project is consistent with the provisions of Sections 66474, 66474.1,
and 66474.6 of the Subdivision Map Act and should be approved, and (b) that this proposed
subdivision, together with the provisions for this design and improvement, is consistent
with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3
of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code;
instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the
map for Parcel Map No. 20838-01, which indicates that all special assessments levied by
the City have been paid; and instruct the City Clerk to endorse the Certificate on the face of
Parcel Map No. 20838-01, which embodies the approval of said map and the acceptance of
the dedications shown thereon.
BACKGROUND
Parcel Map No. 20838-01 is the first of two phases of Tentative Parcel Map No. 20838.
Tentative Parcel Map No. 20838 was granted approval by the Planning Commission on
December 1, 1992. This phase consists of approximately 23 acres, located north of
Soledad Canyon Road and west of Golden Oak Road and is owned by Newhall Land and
Farming Company. Five lots are being created for commercial development. The
conditions set by the Planning Commission have been met, and fees have been paid as
indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the
City Engineer. The map is ready for City Council approval and acceptance of the
dedications.
Note: This tract encompasses property that the City Councilmembers expressed interest in
acquiring.

No alternative actions that would conform to requirements set forth in the Subdivision Map
Act are identified by staff.
FISCAL IMPACT
All subdivision streets will be dedicated to the City. The maintenance of these streets will
impact the City's Street Maintenance budget.
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
