Brad Therrien DATE: July 13, 1999 SUBJECT: PARCEL MAP NO. 24205 - APPROVAL OF THE PARCEL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation & Engineering Services RECOMMENDED ACTION City Council approve Parcel Map No. 24205; accept on behalf of the public the offers of dedication for public streets; make findings as follows: (a) that this project is consistent with the provision of Sections 66474, 66474. 1, and 66474.6 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Parcel Map No. 24205, which indicates that all special assessments levied by the City have been paid; and instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 24205, which embodies the approval of said map. BACKGROUND Tentative Parcel Map 24205 was granted approval by the Planning Commission on January 20, 1998. This tract, consisting of approximately 2.9 acres, located south of Via Princessa and east of Circle J Ranch Road, is owned by Beazer Homes Holding Corp., Inc. The four lots being created will be used for single-family residential units. The conditions set by the Planning Commission have been met, and fees have been paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer and is ready for City Council approval. ALTERNATIVE ACTIONS No alternative actions that would conform to requirements set forth in the Subdivision Map Act are identified by staff. The maintenance of this street will impact the City's Street Maintenance budget. The developer is contributing the following minimum amounts for the purposes described (refer to the attached Fact Sheet for details): Bridge and Thoroughfare Fees $28,600.00 Transit Mitigation Fee $800.00 Quimby Fee requirements will be fully satisfied by the development of a five -acre park.
