SUBJECT: PARCEL MAP NO. 25005 - APPROVAL OF THE PARCEL MAP
DEPARTMENT: Transportation & Engineering Services
RECOMMENDED ACTION
City Council approve Parcel Map No. 25005; accept on behalf of the public the offers of
dedication for the restriction of construction over flood hazard areas; make findings as
follows: (a) that this project is consistent with the provision of Section 66474.1 of the
Subdivision Map Act and should be approved, and (b) that this proposed subdivision,
together with the provisions for this design and improvement, is consistent with the
General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of
Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code;
instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the
map for Parcel Map No. 25005, which indicates that all special assessments levied by the
City have been paid; and instruct the City Clerk to endorse the Certificate on the face of
Parcel Map No. 25005, which embodies the approval of said map.
BACKGROUND
Tentative Parcel Map 25005 was granted approval by the Planning Commission on
April 21, 1998. This tract, which consists of approximately 10 acres, located south of
Warmuth Road, east of Triumph Avenue, and west of Sand Canyon Road, is owned by
Williams Homes, Inc. The four lots being created will be used for single-family residential
units. The conditions set by the Planning Commission have been met, and fees have been
paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction
of the City Engineer and is ready for Council approval.
ALTERNATIVE ACTIONS
No alternative actions that would conform to requirements set forth in the Subdivision Map
Act are identified by staff.

FISCAL IMPACT
The developer is contributing the following minimum amounts for the purposes described
(refer to the attached Fact Sheet for details):
Bridge and Thoroughfare Fees $16,800.00
Transit Mitigation Fee 800.00
Quimby Requirement 6,699.00
