HomeMy WebLinkAbout1999-01-12 - AGENDA REPORTS - TM 44360 02 APPROV (2)CITY OF SANTA CLARITA AGENDA REPORT CONSENT CALENDAR DATE: January 12, 1999 City Manager Approval: Item to be presented by: SUBJECT: TRACT MAP NO. 44360-02 - APPROVAL OF THE FINAL MAP DEPARTMENT: Transportation & Engineering Services RECOMMENDED ACTION City Council approve Tract Map No. 44360-02; make findings as follows: (a) that this project is consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Tract Map No. 44360-02, which indicates that all special assessments levied by the City have been paid; and instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 44360-01, which embodies the approval of said map. BACKGROUND Tract 44360-02 is the second of five phases of Tentative Tract Map No. 44360. Tentative Tract 44360 was granted approval by the Planning Commission on February 4, 1997. This phase, which is located on the north side of Isabella Parkway just westerly of Gilbert Drive, is owned by Isabella Investment Group. Phase One consisted of all of the public streets for the entire project, one common recreational lot, and one residential lot for the construction of five single-family residential condominium units. This phase consists of approximately 6.5 acres and is being subdivided into two residential lots for the construction of 28 single- family residential condominium units. The conditions set by the Planning Commission have been met, and fees have been paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer, and is ready for Council approval. Agenda r rF TRACT MAP NO. 44360-02 — APPROVAL OF THE FINAL MAP January 12, 1999 — Page 2 ALTERNATIVE ACTIONS No alternative actions that would conform to requirements set forth in the Subdivision Map Act are identified by staff. FISCAL IMPACT All public infrastructure for this phase is currently under construction per Phase One at no cost to the City. Once the public sewers are accepted by the City, they will be maintained by the Los Angeles County Consolidated Sewer Maintenance District, and the funds for this maintenance will be included as an assessment collected with the property taxes. Once the storm drain system is accepted as complete, it will be transferred to the Los Angeles County Flood Control District for maintenance. All subdivision streets will be dedicated to the City. Once they are accepted by the City, they will impact the City's Street Maintenance budget. County Library Fee: The developer is paying $336.00 per unit to Los Angeles County as a mitigation measure due to impacts to the library system at the building permit stage.
