BACKGROUND
Tract 44360-02 is the second of five phases of Tentative Tract Map No. 44360. Tentative
Tract 44360 was granted approval by the Planning Commission on February 4, 1997. This
phase, which is located on the north side of Isabella Parkway just westerly of Gilbert Drive,
is owned by Isabella Investment Group. Phase One consisted of all of the public streets for
the entire project, one common recreational lot, and one residential lot for the construction
of five single-family residential condominium units. This phase consists of approximately
6.5 acres and is being subdivided into two residential lots for the construction of 28 single-
family residential condominium units. The conditions set by the Planning Commission
have been met, and fees have been paid as indicated on the attached Fact Sheet. The map
has been checked to the satisfaction of the City Engineer, and is ready for Council approval.
