SUBJECT: TRACT MAP NO. 51857 - APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
City Council approve Tract Map No. 51857; accept on behalf of the public the offers of
dedication for public streets, easements for sewer purposes, storm drain, and drainage
benefit assessment purposes; and make findings as follows: (a) that this project is
consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the Subdivision
Map Act and should be approved, and (b) that this proposed subdivision, together with the
provisions for this design and improvement, is consistent with the General Plan required by
Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government
Code, of any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of
Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the
Special Assessment Certificate on the face of the map for Tract Map No. 51857, which
indicates that all special assessments levied by the City have been paid; and instruct the
City Clerk to endorse the Certificate on the face of Tract Map No. 51857, which embodies
the approval of said map and the acceptance of the dedications shown thereon.
BACKGROUND
Tentative Tract Map No. 51857 was granted tentative approval by the Planning
Commission on June 20, 1995. The property is located at the terminus of Delphinium
Avenue and Narcissus Crest Avenue, in the Pinetree area of the City. The owner is Santa
Clarita Canyon Cove, LLC, a California Limited Liability Company. The property consists
of 30 acres and is being subdivided into 37 lots. There will be 36 single-family residential
lots and one open space lot. The open space lot is 20.26 acres in size or approximately
two-thirds of the project site. The conditions set by the Planning Commission have been
met, and fees have been paid as indicated on the attached Fact Sheet. The map has been
checked to the satisfaction of the City Engineer. The map is ready for Council approval and
acceptance of the dedications.

FISCAL IMPACT
The developer is contributing the following minimum amounts for the purposes described
(refer to the attached Fact Sheet for details):
Bridge and Thoroughfare Fees $201,600.00
Quimby Fees 87,039.00

Road Fees: Bridge and Thoroughfare fees in the amount of $201,600.00 have

Road Improvements: Construct full road improvements for Delphinium Avenue,
Narcissus Crest Avenue, and Alyssum Lane.
School Fees: To be paid at building permit stage per approved development
agreement.
Special District: Drainage Benefit Assessment Area to be created before occupancy
is issued.
Quimby Fees: Park in -lieu fees in the amount of $87,039.00 have been paid.
