SUBJECT: TRACT MAP NO. 52372 - APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
City Council approve Tentative Map No. 52372; accept on behalf of the public the offers of
dedication for public streets, easement for access and drainage purposes, and the restriction
of residential construction over an open space lot; make findings as follows: (a) that this
project is consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the
Subdivision Map Act and should be approved, and (b) that this proposed subdivision,
together with the provisions for this design and improvement, is consistent with the
General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of
Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code;
instruct the City Treasurer to endorse the Special Assessment Certificate on the face of
Final Map No. 52372, which indicates that all special assessments levied by the City have
been paid; and instruct the City Clerk to endorse the Certificate on the face of Final Map
No. 52372, which embodies the approval of said map.
BACKGROUND
Tentative Tract Map No. 52372 was granted approval by the Planning Commission on
June 16, 1998. This 19.5 -acre tract, located at the terminus of Narcissus Crest Avenue in
the Pinetree area of the City, is owned by Santa Clarita Canyon Cove, LLC, a California
Limited Liability Company. The five lots being created will be used for four single-family
residential units and one open space lot. The conditions set by the Planning Commission
have been met, and fees have been paid as indicated on the attached Fact Sheet. The map
has been checked to the satisfaction of the City Engineer and is ready for City Council
approval.
ALTERNATIVE ACTIONS
No alternative actions that would conform to requirements set forth in the Subdivision Map
Act are identified by staff.

FISCAL IMPACT
All subdivision streets will be dedicated to the City. The maintenance of this street will
impact the City's Street Maintenance budget.
The developer is contributing the following minimum amounts for the purposes described
(refer to the attached Fact Sheet for details):
Bridge and Thoroughfare Fees $22,400.00
Transit Mitigation Fee Not Applicable
Quimby Requirement $9,671.00
