SUBJECT: TRACT MAP NO. 52673-01 — APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
City Council approve Tract Map No. 52673-01; accept on behalf of the public the offers of
dedication for public streets, easements for sewer purposes, storm drain purposes,
pedestrian trails, and the restriction of building construction over open space lots and
restricted use area, and the right to restrict direct vehicular access to streets as shown on
the map; make findings as follows: (a) that this project is consistent with the provisions of
Sections 66474, 66474.1, and 66474.6 of the Subdivision Map Act and should be approved,
and (b) that this proposed subdivision, together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing with
Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan
adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1
of the Government Code; instruct the City Treasurer to endorse the Special Assessment
Certificate on the face of the map for Tract Map No. 52673-01, which indicates that all
special assessments levied by the City have been paid; and instruct the City Clerk to
endorse the Certificate on the face of Tract Map No. 52673-01, which embodies the approval
of said map and the acceptance of the dedications shown thereon.
BACKGROUND
Tract No. 52673-01 is the first of multiple phases of Tentative Tract No. 51828. Tentative
Tract No. 51828 was granted approval by the Planning Commission on June 25, 1996. This
phase consists of approximately 48.5 acres, located north of Newhall Ranch Road and west
of Copper Hill Drive, and is owned by Lincoln -Whitehall Realty (West) IV, a Delaware
Limited Liability Company. Of the 11 lots being created, six lots will be used for industrial
development and the remaining lots for open space. The conditions set by the Planning
Commission have been met, and fees have been paid as indicated on the attached Fact
Sheet. The map has been checked to the satisfaction of the City Engineer. The map is
ready for City Council approval and acceptance of the dedications.

All subdivision streets will be dedicated to the City. The maintenance of these streets will
impact the City's Street Maintenance budget.

Road Fees: The Bridge and Thoroughfare Fees are to be paid at building
permit stage. In accordance with the Developer Agreement and
the Memorandum of Understanding, the projected total fee is
$5,761,981.00 and is to be paid per square foot of building foot
print.
Transit Fees: Not applicable.
Road Improvements: Construction of full improvements along all subdivision streets.
All subdivision streets are to be public streets.
