SUBJECT: TRACT MAP NO. 44360-04 - APPROVAL OF THE FINAL MAP
DEPARTMENT: Transportation & Engineering Services
RECOMMENDED ACTION
City Council approve Tract Map No. 44360-04; make findings as follows: (a) that this
project is consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the
Subdivision Map Act and should be approved, and (b) that this proposed subdivision,
together with the provisions for this design .and improvement, is consistent with the
General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of
Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code;
instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the
map for Tract Map No. 44360-04, which indicates that all special assessments levied by the
City have been paid; and instruct the City Clerk to endorse the Certificate on the face of
Tract Map No. 44360-04, which embodies the approval of said map.
BACKGROUND
Tract No. 44360-04 is the fourth of five phases of Tentative Tract Map No. 44360.
Tentative Tract No. 44360 was granted approval by the Planning Commission on
February 4, 1997. This tract, which consists of approximately 3.9 acres, located on the
north side of Isabella Parkway just westerly of Gilbert Drive, is owned by Isabella
Investment Group. The two lots being created will be used for the construction of 21 single-
family residential condominium units. The conditions set by the Planning Commission
have been met, and fees have been paid as indicated on the attached Fact Sheet. The map
has been checked to the satisfaction of the City Engineer and is ready for City Council
approval.
ALTERNATIVE ACTIONS
No alternative actions that would conform to requirements set forth in the Subdivision Map
Act are identified by staff.

FISCAL IMPACT
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
Bridge and Thoroughfare Fee $117,600.00
Transit Mitigation Fee $4,200.00
Quimby Fee $18,309.30

Tract Map Location: South side of Isabella Parkway, westerly of Gilbert Drive.
Acreage: Approximately 3.9 acres.
Number of Lots: Two lots.
Number of Units: Twenty-one units.
Developer: Isabella Investment Group, LLC, a California Limited Liability
Company.
Quimby Fees: The required Quimby fee of $18,309.30 has been paid.
Road Fees: The required Bridge and Thoroughfare fee of $117,600.00 has been
paid.
Transit Fees: A Transit Mitigation fee of $4,200.00 has been paid.
County Library Fee: The developer is paying $336.00 per unit to Los Angeles County as
a mitigation measure due to impacts to the library system at the
building permit stage.
