SUBJECT: TRACT MAP NO. 52606 — APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFER OF DEDICATION

RECOMMENDED ACTION
City Council approve Tract Map No. 52606; accept on behalf of the public the offer of
dedication of public streets; make findings as follows: (a) that this project is consistent with
the provisions of Sections 66474, 66474.1, and 66474.6 of the Subdivision Map Act and
should be approved, and (b) that this proposed subdivision, together with the provisions for
this design and improvement, is consistent with the General Plan required by Article 5
(commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or
any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of
Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the
Special Assessment Certificate on the face of the map for Tract Map No. 52606, which
indicates that all special assessments levied by the City have been paid; and instruct the
City Clerk to endorse the Certificate on the face of Tract Map No. 52606, which embodies
the approval of said map and the acceptance of the dedication shown thereon.
BACKGROUND
Tentative Tract No. 52606 was granted approval by the Planning Commission on
December 15, 1998. This tract consists of approximately 2.3 acres and is being subdivided
into eight lots. The tract is located east of Valley Street and north of Maple Street, and is
owned by Williams Homes, Inc., a California Corporation. The conditions set by the
Planning Commission have been met, and fees have been paid as indicated on the attached
Fact Sheet. The map has been checked to the satisfaction of the City Engineer and is ready
for City Council approval and acceptance of the dedication.
ALTERNATIVE ACTIONS
No alternative actions that would conform to requirements set forth in the Subdivision Map
Act are identified by staff.

FISCAL IMPACT
The subdivision street will be dedicated to the City. The maintenance of this street will
impact the City's Street Maintenance budget.
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
Bridge and Thoroughfare Fees: $57,200.00
Transit Mitigation Fee: $1,600.00
Quimby Requirement: $21,102.00
