HomeMy WebLinkAbout2000-12-12 - AGENDA REPORTS - NORTH VALENCIA 2 BEACH TENNIS (2)CITY OF BANTA CLARITA AGENDA REPORT CONSENT CALENDAR DATE: December 12,2000 City Manager Approval: Item to be presented by.- SUBJECT: y: SUBJECT: TRACT MAP NO. 44831-01 (BEACH AND TENNIS CLUB, NORTH VALENCIA 2 ANNEXATION – ApPROVAL OF THE FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation & Engineering Services City Council approve Tract Map No. 44881-01; accept on behalf of the public the offers of dedication for public streets, easements for sewer purposes, easements for Flood Control and ingress and egress Purposes, easement for trail purposes, right to restrict construction on restricted use area and the right to restrict direct vehicular access to Newhall Ranch Road and Dickason Drive; make findings as follows: (a) that this project is consistent with the provisions of Sections 66474, 66474.1, and 66474.6 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Tract Map No. 44831-01, which indicates that all special assessmenta levied by the City have been paid; and instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 44831-01, which embodies the approval of said map and the acceptance of the dedications shown thereon. BACK—GR— OUM Tract 44831-01 is the first phase of Tentative Tract Map No. 44831. Tentative Tract 44831 was granted approval by the Planning Commission on September 28, 2000 and the City Council on January 11, 2000. A Development Agreement that allows for phasing was approved on April 25, 2000. This phase, consisting of approximately 16 acres, is located at the northeast corner of Newhall Ranch Road and Dickason Drive and is owned by the Newhall Land and Farming Company. Five lots, which will be used for commercial PlPurposes, are being created with this phase. The conditions set by the anning Commission have been met, and fees have been paid as indicated on the attached act Sheet. The map has been checked to the satisfaction of the City Engineer. The map is ready for City Council approval and acceptance of the dedications.
