SUBJECT: PARCEL MAP NO. 25649 (TEXTRON) — APPROVAL OF THE
PARCEL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION
DEPARTMENT: Transportation & Engineering Services
RECOMMENDED ACTION
City Council approve Parcel Map No. 25649 (Textron); accept on behalf of the public the
offers of dedication for public streets, easements for sewer purposes, and the restriction of
direct vehicular ingress and egress as shown on said map, and make findings as follows:
(a) that this project is consistent with the provisions of Sections 66474, 66474.1, and
66474.6 of the Subdivision Map Act and should be approved, and (b) that this proposed
subdivision, together with the provisions for this design and improvement, is consistent
with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3
of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8
(commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code;
instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the
map for Parcel Map No. 25649, which indicates that all special assessments levied by the
City have been paid; and instruct the City Clerk to endorse the Certificate on the face of
Parcel Map No. 25649, which embodies the approval of said map and the acceptance of the
dedications and abandonments shown thereon.
BACKGROUND
Parcel Map No. 25649 (Textron) was granted approval by the Planning Commission on
September 7, 1999. This tract consists of approximately 33 acres, located east of
Rye Canyon Road and south of Newhall Ranch Road, and is owned by Textron, Inc., a
Delaware Corporation. This Parcel Map will create two (2) parcels. One of the parcels is
developed with the existing Textron, Inc. facility.
The conditions set by the Planning Commission have been met, and fees have been paid as
indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the
City Engineer. The map is ready for City Council approval and acceptance of the
dedications.

ALTERNATIVE ACTIONS
No alternative actions that would conform to requirements set forth in the Subdivision Map
Act are identified by staff.
FISCAL IMPACT
The street improvements will be dedicated to the City. The maintenance of these streets
will impact the City's Maintenance Budget.
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
