Brad Th V SUBJECT: TRACT MAP NO. 52673-02 (RYE CANYON BUSINESS PARK) — APPROVAL OF THE FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation & Engineering Services City Council approve Tract Map No. 52673-02 (Rye Canyon Business Park); accept on behalf of the public the offers of dedication for public streets, easements for sewer purposes, storm drain purposes, and the restriction of building construction over open space lots and restricted use area, and the right to restrict direct vehicular access to streets as shown on the map; make findings as follows: (a) that this project is consistent with the provisions of Sections 66474, 66474. 1, and 66474.6 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division I of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division I of the Government Code; instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Tract Map No. 52673-02, which indicates that all special assessments levied by the City have been paid; and instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 52673-02, which embodies the approval of said map and the acceptance of the dedications shown thereon. Tract No. 52673-02 is the second of multiple phases of Tentative Tract No. 51828. Tentative Tract No. 51828 was granted approval by the Planning Commission on June 25, 1996. This phase consists of approximately 162.3 acres, located north of Newhall Ranch Road and west of Copper Hill Drive, and is owned by Lincoln -Whitehall Realty (West) IV, a Delaware Limited Liability Company. Of the 21 lots being created, 16 lots will be used for industrial development and the remaining lots for open space. The conditions set by the Planning Commission have been met, and fees have been paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer. FISCAL IMPACT All subdivision streets will be dedicated to the City. The maintenance of these streets will impact the City's Street Maintenance budget.
