SUBJECT: TRACT MAP No. 53122 (BRIDGEPORT WEST, BROOKFIELD
BRIDGEPORT PA 2 INC.) — APPROVAL OF THE FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
City Council approve Tract Map No. 53122 (Bridgeport West, Brookfield Bridgeport PA 2
Inc.); accept on behalf of the public the offers of dedication for public streets, easements for
trail purposes, storm drain purposes, and the restriction of residential construction over
open space lots; make findings as follows: (a) that this project is consistent with the
provisions of Sections 66474, 66474. 1, and 66474.6 of the Subdivision Map Act and should
be approved, and (b) that this proposed subdivision, together with the provisions for this
design and improvement, is consistent with the General Plan required by Article 5
(commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or
any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of
Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the
Special Assessment Certificate on the face of the map for Tract Map No. 53122, which
indicates that all special assessments levied by the City have been paid; and instruct the
City Clerk to endorse the Certificate on the face of Tract Map No. 53122, which embodies
the approval of said map and the acceptance of the dedications shown thereon.
BACKGROUND
Tentative Tract No. 53122 was granted approval administratively by the Director of
Planning & Building Services on December 20, 1999. The tentative tract is a subsequent
tract of Tract No. 51931-02 approved by City Council on May 25, 1999, and Tentative Tract
Map No. 51931 approved by City Council on December 18, 1997. This tract consists of
approximately 13.6 acres, located north of Avenue Scott, south of Newhall Ranch Road, and
west of McBean Parkway, and is owned by Brookfield Bridgeport PA 2 Inc., a California
Corporation. Of the 93 lots being created, 85 lots will be used for single-family residential
units and the remaining lots for open space. The conditions set by the
Planning Commission have been met, and fees have been paid as indicated on the attached
Fact Sheet. The map has been checked to the satisfaction of the City Engineer. The map is
ready for City Council approval and acceptance of the dedications.

FISCAL IMPACT
All subdivision streets will be publicly owned and maintained.

Parkland Dedication
FACT SHEET
Tract Map Location: North of Avenue Scott, south of Newhall Ranch Road, and west of
McBean Parkway.
Acreage: Approximately 13.6 acres.
Number of Lots: Ninety-three.
Number of Units: Eighty-five.
Developer:
Brookfield Bridgeport PA 2 Inc., a California Corporation.
Quimby Fees:
Per the Development Agreement with Newhall Land and Farming
Company, the Quimby Fee requirements will be fully satisfied by
the dedication of a 12.4 -acre and a 2.7 -acre park site, along with
the conveyance of approximately 296 acres of the Santa Clara
River with Tract Map No. 51931-02 and a two -acre park site to be
dedicated by a future phase.
Road Fees:
Required Bridge and Thoroughfare Fees of $843,370.00 will be
paid at the issuance of the building permits per the
Development Agreement subject to an increase annually in
accordance with the Consumer Price Index.
Transit Fees:
The required Transit Mitigation Fee of $8,500.00 has been paid in
accordance with the Development Agreement.
Road Improvements:
All streets within the subdivision will be publicly owned and
maintained.
School Fees: To be paid at building permit stage per agreement with the school
districts.
