Curtis Nay SUBJECT: PARCEL MAP NO. 26037 (INDUSTRIAL CONDOMINIUMS ON SMYTH DRIVE) — APPROVAL OF FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation & Engineering Services RECOMMENDED ACTION City Council approve Parcel Map No. 26037 (Industrial Condominiums on Smyth Drive); accept on behalf of the public the offers of dedication for the abandonment of all rights of direct vehicular ingress and egress to Newhall Ranch Road, and to the City of Santa Clarita the right to restrict direct vehicular ingress and egress to Smyth Drive, and an easement for landscape maintenance purposes and all uses incident thereto; make findings as follows: (a) that this project is consistent with the provisions of Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Parcel Map No. 26037, which indicates that all special assessments levied by the City have been paid; and instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 26037, which embodies the approval of said map and the acceptance of the dedications shown thereon. BACKGROUND The Planning Director for the County of Los Angeles approved Tentative Parcel Map No. 26037 on November 4, 2000, and this parcel was annexed into the City of Santa Clarita on November 27, 2000, as a part of the North Valencia II Annexation. This parcel map, consisting of approximately 2.6 acres, is located within the Valencia Industrial Center between Smyth Drive and Newhall Ranch Road, approximately one-quarter mile east of Copper Hill Drive, and is owned by Highridge Center, LLC. The one parcel being created will be used for four detached industrial condominium units. The conditions set by the County Planning Director have been met, and fees have been paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer, and is ready for City Council approval and acceptance of the dedications. Road Improvements: No road improvements are required for this project. Overhead Utility Undergrounding Fee: No overhead utilities exist. School Fees: Not applicable. Streetlight The owners have agreed, by the Owner's Statement on this map, to Maintenance District the annexation of this parcel into the City's Streetlight Annexation: Maintenance District, which is currently being processed.
