SUBJECT: ACQUISITION OF 158 ACRES OF OPEN SPACE IN QUIGLEY CANYON
DEPARTMENT: City Manager
RECOMMENDED ACTION
The City Council authorize the City Manager to sign all required documentation to
complete the acquisition of the Beazer Homes USA, Inc., 158 -acre property subject to
review by the City Attorney.
2. Transfer $125,000 from City Council contingency account number 1240-7401 to account
number T2002-001-8001 to fund the acquisition.
BACKGROUND
Beazer Homes USA, Inc., presented an offer of sale to the City of Santa Clarita to acquire 158 acres
of undeveloped property in Placerita Canyon. At the direction of the City Council, the City
Manager has met with Beazer Homes, USA, Inc., to review proposals and conditions of purchase.
The meetings resulted in the acceptance of a purchase agreement for the property. The agreed
upon sales price is $800,000 for the acquisition of 158 acres of open space parkland. The City
Council had previously approved a budget amount of $700,000 in this year's budget for the
acquisition of this property. An additional $100,000 for the acquisition, and $25,000 for title
insurance, escrow fees, and future due diligence need, to be appropriated to complete the purchase.
ALTERNATE ACTION
City Council may direct staff to cease the acquisition effort on the 158 -acre open space
parcel in Quigley Canyon.
2. Other actions as determined by the City Council.
FISCAL IMPACT
$125,000 increase in account number T2002-001-8001 from City Council contingency. As a result
of this action, the City Council contingency will have a remaining balance of $778,996.
