HomeMy WebLinkAbout2002-07-09 - AGENDA REPORTS - PM 26167 AVE CROCKER (2)CITY OF SANTA CLARITA AGENDA REPORT CONSENT CALENDAR City Manager Approv Item to be presented by: Curtis Nay DATE: July 9, 2002 SUBJECT: PARCEL MAP NO. 26167 (INDUSTRIAL LOTS ON AVENUE CROCKER) — APPROVAL OF FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation & Engineering Services RECOMMENDED ACTION 1) City Council approve Parcel Map No. 26167 (Industrial Lots on Avenue Crocker); 2) Accept on behalf of the public the easements for public streets, the right to restrict direct vehicular ingress and egress to Avenue Crocker and all sanitary sewers and appurtenant structures; 3) Make findings as follows: (a) that this project is consistent with the provisions of Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 4) Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Parcel Map No. 26167, which indicates that all special assessments levied by the City have been paid; 5) Instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 26167, which embodies the approval of said map and the acceptance of the dedications shown thereon; and 6) Instruct the City Engineer to endorse the Agreement for Subdivision Improvements, which provides for the manner in which various improvements described on Parcel Map No. 26167, and pursuant to the conditions for the final approval of said map for which security has been posted, shall be constructed and completed. Agenda Item: /* PARCEL MAP NO. 26167 — APPROVAL OF FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION July 9, 2002 — Page 2 I;A Parcel Map No. 26167 (Industrial Lots on Avenue Crocker) is the only phase of Tentative Parcel Map No. 26167, which was granted approval by the Planning Commission on May 15, 2001. This phase, consisting of approximately 6.2 acres, is located on the southwesterly side of Avenue Crocker approximately 500 feet southeast of Avenue Hall, and is owned by Avalon Investment Company, a California General Partnership. This map is creating three industrial parcels, and is a re -subdivision of Parcel 11 of Parcel Map No. 8940. Occupied buildings exist on each of the parcels, and water rights have been previously secured for the development. Sufficient right-of-way is being granted on Avenue Crocker to meet vehicular and pedestrian use requirements. The site is for industrial purposes only and has no Quimby requirements. The parent map, Parcel Map No. 8940, satisfied the Bridge and Thoroughfare fees. The conditions set by the Planning Commission have been met, and fees have been paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer and is ready for City Council approval and acceptance of the dedications. ALTERNATIVE ACTION Staff has not identified any alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT Two additional feet of public street right-of-way are being dedicated to the City by this map; however, no impact will be made to the City's street maintenance budget. School Fees: All appropriate school fees have been previously paid.
