HomeMy WebLinkAbout2002-08-27 - AGENDA REPORTS - TM 53756 APPLE ST CONDOS (2)CITY OF SANTA CLARITA AGENDA REPORT CONSENT CALENDAR City Manager Approva Item to be presented by: Curtis Nay DATE: August 27, 2002 SUBJECT: TRACT MAP NO. 53756 (RESIDENTIAL CONDOMINIUMS ON APPLE STREET) — APPROVAL OF FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Transportation & Engineering Services RECOMMENDED ACTION 1) City Council approve Tract Map No. 53756 (Residential Condominiums on Apple Street); 2) Accept on behalf of the public the easements for sanitary sewer purposes and sanitary sewer ingress and egress purposes; 3) Make findings as follows: (a) that this project is consistent with the provisions of Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b)that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 4) Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of the map for Tract Map No. 53756, which indicates that all special assessments levied by the City have been paid; 5) Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 53756, which embodies the approval of said map and the acceptance of the dedications shown thereon; and 6) Instruct the City Engineer to endorse the Agreement for Subdivision Improvements, which provides for the manner in which various improvements described on Tract Map No. 53756, and pursuant to the conditions for the final approval of said map for which security has been posted, shall be constructed and completed. Agenda Items./S70 A F P09 1OR TRACT MAP NO. 53756 — APPROVAL OF FINAL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION August 27, 2002 — Page 2 BACKGROUND Tract Map No. 53756 (Residential Condominiums on Apple Street) is the only phase of Tentative Tract Map No. 51931, which was granted approval by the Planning Commission of the City of Santa Clarita on June 4, 2002. This phase, consisting of approximately 1.5 acres, is located on the easterly side of Apple Street between 18th Street and Lyons Avenue, and is developed by Mobe Development, Inc., a California Corporation. This map creates one lot for the development of 15 new residential condominium units and the conversion of one single-family dwelling into a residential condominium. Water rights have been secured for this one residential lot. Sufficient right-of-way exists along Apple Street for required sidewalk purposes. Quimby fees have been paid, including 1,800 square feet of private park area credit. The conditions set by the Planning Commission have been met, and fees have been paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer and is ready for City Council approval and acceptance of the dedications. ALTERNATIVE ACTION Staff has not identified any alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT No public streets are being dedicated to the City by this map. No impact will be made to the City's street maintenance budget. Acreage: Approximately 1.5 acres. Number of Lots: One. Use: 15 new residential condominium units and the conversion of one single-family dwelling into a residential condominium. Developer: Mobs Development, Inc., a California Corporation, Trails/Paseos: Sufficient right-of-way exists along Apple Street for required sidewalk purposes. Quimby Fee: A Quimby fee of $57,103.00 has been paid, including 1,800 square feet of private park area credit. B&T Benefit District Fee: The project is located in the Via Princessa Bridge & Thoroughfare District. The B&T obligation, based on the current fee schedule for residential condominiums, is $120,000.00. This obligation will be met by the purchase of B&T credits from Santa Clarita Business Park. Transit Fees: The transit mitigation fee of $3,000.00 for 15 new residential condominium units will be paid at issuance of building permits, per the conditions of approval. Road Improvements: No public streets are being dedicated to the City by this map. School Fees: All appropriate school fees will be paid at the time of building permits. LJJ:tw counci1\59756.d.
