SUBJECT: TRACT MAP NO. 53671 (RESIDENTIAL CONDOMINIUMS ON
WALNUT STREET) — APPROVAL OF FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
1) City Council approve Tract Map No. 53671 (Residential Condominiums on
Walnut Street);
2) Accept on behalf of the public the easements for sanitary sewer purposes and sanitary
sewer ingress and egress purposes;
3) Make findings as follows: (a) that this project is consistent with the provisions of
Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and
(b)that this proposed subdivision, together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing
with Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific
plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of
Division 1 of the Government Code;
4) Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of
the map for Tract Map No. 53671, which indicates that all special assessments levied by
the City have been paid;
5) Instruct the City Clerk to endorse the Certificate on the face of Tract Map No. 53671,
which embodies the approval of said map and the acceptance of the dedications shown
thereon; and
6) Instruct the City Engineer to endorse the Agreement for Subdivision Improvements,
which provides for the manner in which various improvements described on Tract Map
No. 53671, and pursuant to the conditions for the final approval of said map for which
security has been posted, shall be constructed and completed.

BACKGROUND
Tract Map No. 53671 (Residential Condominiums on Walnut Street) is the only phase of
Tentative Tract Map No. 51931, which was granted approval by the City Council on
January 15, 2001. This phase, consisting of approximately 1.2 acres, is located on the
easterly side of Walnut Street between 15th and 16th Streets, and is owned by
Mobe Development, Inc., a California Corporation.
This map creates one existing and eleven new residential condominiums units. Water
rights have been secured for this one residential lot. Sufficient right-of-way exists along
Walnut Street for required sidewalk purposes. Quimby fees will be paid at issuance of
building permits.
The conditions set by the Planning Commission have been met, and fees have been paid as
indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the
City Engineer and is ready for City Council approval and acceptance of the dedications.
ALTERNATIVE ACTION
Staff has not identified any alternative actions that would conform to requirements set
forth in the Subdivision Map Act.
FISCAL IMPACT
No public streets are being dedicated to the City by this map. No impact will be made to
the City's street maintenance budget.
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
Bridge and Thoroughfare Fees: $88,000.00
Transit Mitigation Fee: $2,200.00
Quimby Requirement: $20,639.00

Tract Map Location: On the easterly side of Walnut Street between 15th and
16th Streets.
Acreage: Approximately 1.2 acres.
Number of Lots: One.
Use: Residential Condominiums.
Developer: Mobe Development, Inc., a California Corporation.
Trails/Paseos: Sufficient right-of-way exists along Walnut Street for required
sidewalk purposes.
Quimby Fee: A Quimby fee of $20,639.00 will be paid at issuance of building
permits, per the conditions of approval.
B&T Benefit
District Fee: The project is located in the Via Princessa Bridge & Thoroughfare
District. The B&T obligation, based on the current fee schedule for
residential condominiums, is $88,000.00. This obligation will be
met by the purchase of B&T credits from Santa Clarita Business
Park.
Transit Fees: The transit mitigation fee of $2,200.00 for eleven new residential
condominium units has been paid.
Road Improvements: No public streets are being dedicated to the City by this map.
School Fees: All appropriate school fees will be paid at the time of building
permits.
