SUBJECT: PARCEL MAP NO. 26026 (WILDWOOD CANYON AREA,
TWO -LOT SUBDIVISION) - APPROVAL OF FINAL MAP AND
ACCEPTANCE OF OFFERS OF DEDICATION

RECOMMENDED ACTION
1. City Council approve Parcel Map No. 26026 (Wildwood Canyon area, two -lot subdivision);
2. Accept on behalf of the public the offers of dedication for the right to restrict the erection or
construction of any buildings or structures within the designated flood hazard areas;
3. Make findings as follows: (a) that this project is consistent with the provisions of
Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and
(b) that this proposed subdivision, together with the provisions for this design and
improvement, is consistent with the General Plan required by Article 5 (commencing with
Section 65300) of Chapter 3 of Division 1 of the Government Code, or any specific plan
adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1
of the Government Code;
4. Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Parcel
Map No. 26026, which indicates that all special assessments levied by the City have been
paid;
5. Instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 26026, which
embodies the approval of said map and the acceptance of the dedications shown thereon; and
6. Instruct the City Engineer to endorse the Agreement for Subdivision Improvements, which
provides for the manner in which various improvements described on Parcel Map No. 26026,
and pursuant to the conditions for the final approval of said map for which security has been
posted, shall be constructed and completed.
BACKGROUND
Parcel Map No. 26026 (Wildwood Canyon area, two -lot subdivision) was deemed to be in
substantial conformance with the principles and standards required by the Unified Development
Code, and approved by Planning Division staff on February 28, 2003. This phase, consisting of
approximately 2.66 acres, is located on Wildwood Canyon Road, 500 feet south of
Wildwood Road, and is owned by Frank and Shannon Bellina.
This map is a subdivision of a portion of Lots 33 and 56 of Tract Map No. 2703, and is creating
two lots for residential purposes. Water rights have been secured for all lots. The site is for
residential purposes and the Quimby requirement of $5,391.00 has been fully satisfied. Bridge
and Thoroughfare fees totaling $15,500.00 (per current Via Princessa District fees) have been
fully satisfied, as stipulated in the Conditions of Approval.
The conditions set by Planning Division staff have been met and fees have been paid as indicated
on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer
and is ready for City Council approval and acceptance of the dedications.
ALTERNATIVE ACTIONS
Staff has not identified any alternative actions that would conform to requirements set forth in the
Subdivision Map Act.
FISCAL IMPACT
No new public streets are being dedicated to the City by this map. No impact will be made to the
City's street maintenance budget.
The developer is contributing the following amounts for the purposes described (refer to the
attached Fact Sheet for details):
Bridge and Thoroughfare Fees (Via Princessa District) $15,500.00
Transit Mitigation Fee: $200.00
Quimby Fee: $5,391.00
