QUITCLAIM OF EASEMENTS FOR TRACT MAP NOS. 52673,
45416, 46626, AND 50536

RECOMMENDED ACTION
City Council adopt a resolution to quitclaim storm drain easements no longer needed; direct the
City Clerk to record the certified original resolution in the office of the Registrar -Recorder of the
County of Los Angeles; and authorize the City Engineer to execute the quitclaim documents
relating to this item.
BACKGROUND
Due to modifications to Miscellaneous Transfer Drain (MTD) No. 1583 in Tract Map No. 52673
in the vicinity of the Rye Canyon Business Park, a storm drain easement is no longer needed.
This easement, as shown on Exhibit "A," was dedicated to the City under Tract Map
No. 52673-01, filed in Book 1243, pages 64-72, inclusive of maps. The Los Angeles County
Flood Control District has approved the modification to the storm drain facility under Private
Drain (PD) No. 2527 and the easement in the approved storm drain plans show this easement to
be quitclaimed.
Pardee Homes has requested to quitclaim a portion of an existing storm drain easement at the
terminus of Summit Hill Drive, as shown on Exhibit "B." This easement was dedicated by Tract
Map No. 45416, filed in Book 1262, pages 22-32, inclusive of maps. This existing debris basin
was not built according to the plans of MTD No. 1606 and its size has been reduced. This
modification to the debris basin has been approved by the Los Angeles County Flood Control
District. The excess easement is no longer needed and is to be quitclaimed to the current owner
of record.

Due to grading of the slopes under Tract Map Nos. 46626 and 50536 in the vicinity of Canyon
Crest Drive, Hawks Ridge Drive, and Valley Vista Court, several debris basins approved by
MTD Nos. 1606 and 1548 were not built per plan and have been modified. Due to these field
changes, Richmond American Homes has requested the excess easements, as shown on
Exhibit "C," to be quitclaimed to the current owner(s) of record for each lot affected by the
modified current conditions. These easements were dedicated by Tract Map No. 46626, filed in
Book 1250, pages 31-50, inclusive of maps. The Los Angeles County Flood Control District has
approved the modifications of these easements and will issue a green sheet when the excess
easements have been quitclaimed.
