HomeMy WebLinkAbout2004-12-14 - AGENDA REPORTS - PM 60122 APPROVAL DEDICATE (2)Agenda Item: & CITY OF SANTA CLARITA AGENDA REPORT CONSENT CALENDAR City Manager Approval: Item to be presented by: Chistopher Price DATE: December 14, 2004 SUBJECT: PARCEL MAP NO. 60122 (GATE KING LARGE LOT MAP) — APPROVAL OF PARCEL MAP AND ACCEPTANCE OF OFFERS OF DEDICATION DEPARTMENT: Building and Engineering RECOMMENDED ACTION 1) City Council approve Parcel Map No. 60122 (Gate King Large Lot Map); 2) Accept on behalf of the public the offers of dedication for public use the future streets and improvements; the easements for slope purposes; and the granting to the City of Santa Clarita all of Parcel Nos. 15, 16, 17, 18, and 19 in fee simple; 3) Make findings as follows: (a) that this project is consistent with the provisions of Sections 66474 and 66474.1 of the Subdivision Map Act and should be approved, and (b) that this proposed subdivision, together with the provisions for this design and improvement, is consistent with the General Plan required by Article 5 (commencing with Section 65300) of Chapter 3 of Division I of the Government Code, or any specific plan adopted pursuant to Article 8 (commencing with Section 65450) of Chapter 3 of Division 1 of the Government Code; 4) Instruct the City Treasurer to endorse the Special Assessment Certificate on the face of Parcel Map No. 60122, which indicates that all special assessments levied by the City have been paid; 5) Instruct the City Clerk to endorse the Certificate on the face of Parcel Map No. 60122, which embodies the approval of said map and the acceptance of the dedications shown thereon; and 6) Instruct the City Engineer to endorse the Agreement for Subdivision Improvements, which provides for the manner in which various improvements described on Parcel Map No. 60122, and pursuant to the conditions for the final approval of said map for which security has been posted, shall be constructed and completed. LL I 'JIM09 WED BACKGROUND Parcel Map No. 60122 (Gate King Large Lot Map) is the first phase of Tentative Tract Map No. 50283 (Gate King Industrial Park), which was granted approval by the Planning Commission on July 16, 2002, and approved by the City Council on June 24, 2003. A Development Agreement that allows for phasing was approved by the City Council on July 9, 2003. This phase, consisting of approximately 478.2 acres, is located south of San Fernando Road and west of Sierra Highway, and is owned by Gate King Properties LLC, a California Limited Liability Company. This map is creating 19 parcels, each having a gross area of 20 acres or more with approved access to a maintained public street or highway, for purposes of financing or conveyance only, and does not entitle any specific development and shall remain subject to the rights and restrictions specified in the Conditions of Approval for Tentative Tract Map No. 50283 and the Development Agreement. A note has been placed on the map restricting further development until further subdivision by Final Map. The conditions set by the City Council have been met, and fees have been paid as indicated on the attached Fact Sheet. The map has been checked to the satisfaction of the City Engineer and is ready for City Council approval and acceptance of the dedications. ALTERNATIVE ACTIONS Staff has not identified any alternative actions that would conform to requirements set forth in the Subdivision Map Act. FISCAL IMPACT No new public streets are being dedicated to the City by this map. No impact will be made to the City's street maintenance budget.
